Gaffney,SC anyone familiar?

I have a job opportunity at the new First Solar plant being built in Gaffney,SC I wanted to get the low down on the area before I make any trips there ect.
Is there any red flags I should be aware of? I would need to relocate for this job, and don't want to regret moving
 
I was born in Gaffney. and then the last 10 years before I moved 2 years ago I lived in the next town over about 15 minutes away. All my moms family is still there. I can give you any insight you want.

This will be your view from work. I just missed the framing and ceilings contract on First Solar by about $300K. It is just behind this water tower.
Its a huge plant over 1M SF. I know this is there 4th or 5th plant so they must be doing something right.
I got nothing else except I85 sucks to drive on in that area.

Mostly I want to know if the area is rural or very busy. If I work in Gaffney will I be able to commute easily to a rural home (either rent or buy.)
I don't like traffic, or alot of people. I would love to be closer to the mountains but not at the cost of living in a busy city or a nasty commute. Right now I live 17 miles from work and there is 2 street lights to get here.
 
Gaffney is a pretty rural area. It is a mid sized city. Its an old textile town that largely dried up and fell into poverty in the 90s early 00s. But is making a comeback. If you want a sit down chain restaurant you are likely cruising to Spartanburg or Shelby. Not to say Gaffney has zero options, but they are few.

There are city areas and some honestly rougher areas. But 15 minutes outside of town either way you can find some nice rural area.

Heck 20 minutes away you can jump across the NC line towards Shelby and find very rural areas around Cliffside.

East of that job location towards Corinth is some beautiful farm /country side - and personally where I would probably look.

Grassy pond area is nearby and was very rural, lots of farm land - but its been the expansion neighborhood target for the last decade. Losing farm land rapidly. And prices are escalating. Its became trendy country chic.

South towards chesnee and cowpens or out towards corinth will feel very familiar to lillington.

If schools are a concern then that will tweak the conversation. There is a mix in the area. I would personally keep my kids out of Gaffney High School, unless you have a football player. They have a very proud football legacy and one of the states top programs. But locals refer to it as Gaffrica for a reason.

No part of Gaffney is "busy" - the immediate area around the 85 corridor gets the 85 flow through traffic.

For automotive recreation you are ~20 minutes to shady side dragway and 30 minutes to lake hauser atv park (but I havent been there in years not 100% sure they are still in operation)

Lake Houser is still open, and has more stuff for OHV than before. Gulches isnt too far of a ride either.

Fun fact-oid (see what I did there?)

Georgia is known as the peach state - but SC has long produced more peaches than GA by a considerable margin. AT one point SC was second only to CA in peach production. But that has waned some and I dont know the current breakdown.

That fatz product placement is on point! I grew up knowing sc peaches tasted better
 
Sadly that Fatz is no more. It closed like all of them not long after Covid.

Saw the bid docs come out last week for a full demolish of the building. Spartanburg Community college is right behind there and I think they are expanding to the real estate.

@Ron is definitely the expert. Is this a production plant that will be producing solar panels? x2 on Gulches being a good wheeling spot.

This plant will be "finishing" the solar panels. Applying the final proprietary coating .The panels will be made mostly in another plant.
This will allow the product to have the Made in USA certification.
