I get the point your making, but that's not the kind of stuff I (or most people) bitch and moan about. I sit here in my office and see a bike rack outside that cost $2-3k to procure and install, and bike rack inside that was several hundred dollars, 2 water fountains for a workplace of 10 people, an ADA compliant shower and sink and dishwasher, 4 handicap parking spaces, an extra painted parking space out back by the loading dock because the city requires 37 parking spaces and we only had 36 (room for plenty more without the friggin FOUR handicappers), a $48k radio repeater system for the fire department's radio's because their signal was weak (5 other buildings in this same complex had to install similar systems because they failed the test by a couple tenths of a decibel, the test that was administered by the same company that sells radio repeater systems...), etc.

Oh believe me I get some of the waste (Have a told you about the city ordinance required 1EV charger per 10 parking spaces we installed at a free health clinic for folks who cant afford healthcare?)
The BDA system is always a a thing, and most places you can ask for a fire marshall review..but the great state of Mecklenburg - good luck.

However you are thinking of that as your building for your needs. What the city HAS to think about is the life cycle of that building and any future tenant needs, otherwise you end up with a bunch of empty shells that were specific built.
Then get angry and go to any amazon distribution center in Charlotte and count the parking spaces and look at the sqft and...understand palms got greased. (Did one in GA that was 2,000,000 sqft with 32 parking spaces)

But plenty of people like to bitxh about “free country- should be able to build wtf I want on my own land” etc etc

No, they don’t. They are choosing to interject themselves into the private decision of a private company on private property. Their only reasonably justifiable job is to keep future tenants safe within the structure.

I would agree for residential structures, but commercial properties are different. What happens when German Co NA shuts down bails back to Europe and you are left with a building unusable for future tenants?
When the upfit costs for general use would equal new build companies would buy up more land, build new buildings and leave the old shell sitting empty to decay. You have a space unusable for future tenants and an eye sore for the rest of the populace.
 
German Co NA owns the building so they have to figure that out.

Even if you are correct about a decaying, empty shell, I don’t see that as a government issue, and I certainly don’t see how bike racks or water fountains or parking spaces have anything to do with it.
