540 toll road southeast extension and my home

Well the other day I get home from work and My son hands me a flier from school . It was abort the proposed Southeast extension. I looked at the Red route and if the choose that route it will send a clover leaf through my neighbor hood . With that being said it will wipe my house out . From what the town is saying .About 550 homes would be lost in the town of Garner .
Really don't know what to think about it .

550 houses in Garner area, what about the rest of the route ?

the problem as I see it, if they decide your house is in the way, you'll loose it like it or not.

That being said, now you have to find another place to live, but there are also 550+ other families looking too, which has now created a housing frenzy. and the available home prices go up as a result through out the area.

SO, now you have to pay an inflated price for another home, will you get fair value for yours ? PLUS the increase in what you'll have to pay because everyone else is looking too ?

this is just one of the things that comes to mind, there are dozens more that I haven't even processed yet.

the reality, it's just a house, ya it's your house, and it's a PITA to move at the behest of others ( or at all for that matter )

it could be worse, you could live in the area where it comes right up to your back yard. and then there isn't a damn thing you can do about it, and your home value has gone down as a result. then what ?
 
I am pretty sure all they have to give you is "Fair Market" Price.Which Usually sucks.IIRC they are considering this route to save some rare Muscle or snail population that lives in some swamp out that way.Actually yeah,I went and read the article before I posted so I don't get my butt verbally kicked.

Wildman, where do you live? I am about 1/2 mile from the timber drive/woodland road intersection. Over behind the CVS or Rite Aid or what ever it is. My house looks like it is about 1/2 mile from the red route.
 
Don't bother to fight it. That's useless. They will determine price based on appraisial that will be close to tax value. The only thing that can proved different is if you bought it recently for more.

I've read about this before - started off with $100,000 house. Sold to brother for $150,000 who sold it back to him for $200,000. All of it was 100% legit. Paid the taxes and took out a mortgage and all. State bought it a month later for $200,000 even though it was a $100,000 house.
 
Well 3 years ago I purchased the house for 110,000 it originally appraised for 139,900 and have done improvements was trying to refi and had it appraised for 150,000. so if they decide to go this direction I might accept 200k and pay the house off . to find one with a garage. I only owe 106 on it

If the appraisal was really recent you might get the 150 it states, or more likely they'll re-appraise it themselves. Remember the market hasn't exactly been climbing lately.

Well I figure they will have to give me a good reason to sell just remember it is the whole neighborhood that has to go .

This is probably a lot of reading but I would read through this article if you can.By the law of Eminent Domain,they don't have to convince anyone.They have a right to your houses and your land if it's holding up what they consider Progress.At least that's my understanding of it

It dosn't actually matter whether you want to sell or not or what your value on your home is.
if the county wants the land, they will get it, and you will get "fair market value" for it.

Now, if a whole lot of people (e.g. 550) raise a stink then there is some political power.

Assuming you work for a living, keep in mind that it's your tax dollars they are spending. They should pay as little as possible. I wouldn't expect extra money. If it's worth 150 and you owe 106 that leaves you $44,000 as a downpayment on another place.
 
We looked hard at a home on the green route, just off of whote oak @ raynor road. It looks like an offramp in the back yard. We passed on the house.

It looks like red makes the most sense, its shorter and ties into the Timber drive extension @ hwy 50. We are leery of moving into anything along the proposed routes, I hate moving, doing it twice would really piss me off. Also I always like to know traffic patterns before I go into an area.
