Cant stop rear axle leak on rubicon

I have a 2004 jeep rubicon that i recently purchaced and both rear axle seals were leaking. i replaced both seals by pressing the wheel bearings off and when i reinstalled i put grey gasket sealer around outside of seal. Took it to uwharrie and when looked down guess what, both axle seals are still leaking. Am i missing something ????
 
Are the seals leaking at the seal-shaft surface or the seal-housing surface ?

- You should check to see that the parts are correct for your jeep. (many times parts stores hand out D35 parts)
- Was there any grooves in the axle shaft where the seal rides? (lots of dirt/mud can cause this)
- Is the seal on in the correct direction?
