I think people that are undocumented have a pretty hard time getting a loan to buy a house.

So those "investors" are only renting to legals? The illegals have to be living somewhere. It doesn't matter if they are buying or renting from an "investor" it all boils down to supply and demand.

-They are living 10 deep in a house rented/bought by a 'legit' person......and then split the rent 10 ways, so of course they can afford it, where a recent college grad or new 'legit' fam, a grandma, etc, can't

-they aren't counted/accounted for....cause how could they be?

-stolen/forged docs or fraud......which we hear stories of this everyday

-catholic charities and other suicidal empathy 'orgs' help with purchases/renting with multi levels of paperwork and deception

-you think resettlements into hotels and run down apartments are counted super accurlately by your gov't? HA. Then those people spread out.

Looks like 2021 to 2024 saw an uptick......somehow......./s

Are there many factors, of course, but there is one obvious factor that had obvious meddling, money laundering, corruption and with destruction in mind, especially in the fast growning cities

So... According to Biden's DHS and CBP, they admitted between 15 and 20 million during his term. That includes 3 million new SSNs issued via TPS, etc. Oh-fficial government data. Are you saying the population of US citizens declined by 15 million from 2021-2025? Got a source for that?

From 2020 to 2025, the entire population only increased by 15 million people.

Look at the sum total of people and the trendline. It only changes slightly each year.
Do you see a 7% jump anywhere that pushes it out of the 50 year line? Where did all those people go?

3 million SSN is less than 0.9% of the population. And that was over a 4 year term?

That seems like its the opposite of your argument.
 
5-10 people in a 2 bed apt. that was usually affordable to a working single mom....but not anymore.....why wouldn't the landlord charge more?....the 10 can afford it. so the single mom is priced out (and has become the poster child of 'affordability')

times that by millions of instances in all the growing cities. its a thing. there is a direct cause/affect.

and yea, speculative investment doesn't help either.....but they gots the lobbying $

Its simple math. You're always hearing about millions coming each year. Well if they never left then after only a few years then 1 in every 10 people you see would be illegal. Is that the case?
Again, the very numbers that @shawn quoted prove it. Most immigrants don't stay forever.

Ah so this is the crux of the problem.
As has been discussed hear many times, housing creation hasn't kept up with the steady population increase. This was a problem started decades ago.
 
Its not illegals. Heck its not even that there aren't enough houses/ apartments. Its that there isn't enough in desirable places. Couple that with the American dream of the big house and yard, people get mad when all they can afford is the 2/1 fixer upper and would rather throw money away (rent) on that 3/3 house/ apartment than buy a fixer upper.
Construction for years now even pre covid was at or slightly above the cost to buy per sf which also slowed Construction of new homes, now it is significantly higher.

Then add our economy is slowly becoming a service economy instead of a product economy. Not to many factory jobs still around. Use to be able to get a job at a factory and produce something work your way up and have a decent middle class life. Not much of that anymore.

I never understood the extreme shortsightedness of the masses......just clear cut, sprawl, add one more lane, build another loop, drill deeper, mine more, push wildlife to extinction, pollute, use up resources far faster than they can be replaced, live on the ragged edge of water availability, cram each other into apartments, release viruses out, fill rivers with PFAS and lead,....for......what? .....no other animal species has ever come close to the 'head in the sand'destructiveness of their own habitat.

right.....cause obviously there is no room for rational thought and middle ground and maybe there could be something besides the extremes of 'mud huts' and filling rivers with lead/PFAS just so we can have some nonstick pans

Going beyond the housing stuff, I agree with you about this. What gets me is the throw away mindset. Dollar store bullshit that's bought for every birthday party and whatnot that is single use. That's the thing that needs to go away. It's all for another post though.

This. Im no green freak hippy, but why are we buying single use plastics, wrapped in plastic, boxed with plastic, then put in a plastic grocery bag? And that's just the start.


Back in topic-ish. Im ready for the bubble to pop and things to crash. We have no plans to move, but I do want to buy some land sooner rather than later.

There are sooooo many people (everywhere and on this site too) getting all excited about china shit and black friday deals...
We're a loooong way from changing that.

Understanding that our planet needs to be preserved would be a good start but saying that always gets you categorized as a greenie tree hugger...

while i agree i think in the next 10-20 years things are going to look much different, most of the countries that produce alot of our goods are starting to show a significant decrease in population. China being a big one, but also Russia and most of the former soviet union countries are slowing way down or are decreasing in population. While india is still growing quickly but doesnt have the infrastructure to continue to grow at the rate it is.
