Lugnut4x4 is finally moving into a larger building. It has 277v - 480 3 phase. I see a lot of equipment I want is 208v 3 phase. Is that generally compatible with wiring the motor different? Do I need a transformer?

Will depend on the equipment but most likely a transformer.

low wye versus high wye

277v is single phase or phase to neutral for 480v. What most industrial lighting is.. or was. A lot of the machines rated for 208/240 can also be wired for "high voltage" 480 but obviously not all. You'll need a transformer otherwise. Might be easiest to run a transformer to a new subpanel.

I'd be surprised if it doesn't already have a 208Y/120v panel for any plug load stuff in addition to the 480y/277v panel. If not, you'll probably want to add the transformer and a panel.

I do have a transformer to 120 single phase, just trying to be efficient with my energy consumption. Even then I think I would need a different transformer to get 208 3 phase?

Are you sure it's split phase and not 3-phase? You can look at the panel and know for sure.

Now that I think about it, my previous reply was pretty dumb, lol. I'm sure it is 3 phase.
To be sure...
Its not unheard of the see a 480V -> 240 1 phase XFMR. I see it a lot in manufacturing environments where they add an IT room and save a few pennies by buying a 1phase XFMR and panel instead of a 3 phase.
