Anyone do roofs?

Been needing one here at my parents house for quite a while. Seems like every person we call fails to show up to do an estimate. One guy finally came out yesterday, and all he did was take measurements of the side of the house. He didn't go up on the roof and poke around or anything. Not sure if that's normal?

Either way, we were quoted at 6k, which for my money seems a little low. Its a simple roof, Gable with an attached garage that has its own separate gable roof. House is 2 stories in the front, three in back, garage is like 1 in the front, maybe 1 and a half in back. I believe the roof is low pitch. There is extensive leaking inside the house right now, so Im betting that there HAS to be some rotten wood in there.

Anyways, my mom really wants to get another quote, because she doesn't think its right that he didn't even go up on the roof and look. The guy that came out is an old Navy buddy of my dad's so he doesn't care.

Either way, Id like to see if anyone knows somebody else, or anyone actually happens to be a roofer here. Thanks!
 
Not going onto the roof is no big deal if you know what you are looking at

In my experience, the Roofing business is full of slacker/half-assed bums, moreso than many other construction genres.
My point is, just be sure to get several quotes, and don't go w/ the cheap guy.

One thing that can make a difference is whether they pull off the old roof, or lay on top of it. Or have to fix anything. A slacker will just go over it w/o even checking what kind of shape the decking is in first.
 
All he was doing was measuring for the # of squares of roof. assume about $175 to $300/square, installed can be estimated depending on if the old roof has to be removed or not, ridge vents, and detailing/flashing, etc. Also, if you get better shingles it'll be more, cheap shingles will obviously be cheaper...
 
NC allows you to lay over the old roof if it hasn't been done before. Its fairly easy to verify condition of joists and decking by looking at it from the underside.
 
I can check with my buddy we do a lot of construction, siding, roofing, and general stuff on the side as we both have other jobs. I will ask him what he thinks of riding out that far, about 2hrs from me to you.

I have been roofing on the side during the week for 3 years now with my father in law(been doing metal and copper work for 25 years). Like said above it isn't a big deal that the guy figured it up from the ground that is normal. Roofing is charged by the square (100 sq ft) and like stated above price can vary. We typically charge $250 a square and we stay busy so price must be in line with others. Biggest thing I would look for when choosing someone is some references. Have them they look ito metal roofing if they haven't yet it comes with a 60 year warranty and they would never have to worry again. We specialize in copper and metal roofing and now a days more and more people are going with metal. And just like any other roofing any idiot can put it on so make sure you get references.

Yeah, but Id have NO clue how to do a roof, and I am sure Id fall off it. Plus I am certain there has to be rotten wood in there somewhere. We have an attic area thats above my sisters closet that runs the length of the house, and I really want to get up there and see whats going on.
 
This guy is local to you and did mine and my mothers. I also did tear offs and loaded and throwed shingles for him some part time. He's deligent and does good work. Not fast as lightning but very honest. Luke Johnson 828-217-7567. He did extensive structural on my moms, and hes done remodel and full builds.

That, to me is the best reference you could get. From a trusted member of the board, personal experience with the roofer, positive experience with roofer.

In my experience with roofers, as said, stay away from the lowest bid, known drunks, and keep it local, just in case there are any issues.

My 2 cents for what it's worth.
 
I've got about 20 under my belt now along side my brother-in-law which ran his own business for 18 years "Barnes Roofing" in Hillsborough. It's common not to go up for estimating. Fixing leaks is common on EVERY roof and assumed on any roof 20 years or older. And really no big deal for we pulled and replaced plywood on about every job. But if there's any signs of leaks, all the shingles HAVE to come off. THe only way I'd cover the old ones would be to inspect the attic and eves thoroughly.
I'm more less the helper and Brian's the machine. And we're a tad far to estimate but sounds like the price quote you got is about right even considering hauling off the old shingles.

About all I have to add, besides that roofing is probably the hardest job on my body that I've ever done. Usually walk around like a cave man for a couple of days. And trying to find a roofing crew that doesn't drink alcohol will be a challenge.:huggy:
