Best flooring for rentals

Alright guys, i know several of you have rent houses. What's your flooring of choice? I plan on LVP and that seems the obvious answer. We've pulled all carpet and existing roll out vinyl. It's all gonna be the same.
If you like lvp, what's your favorite brand for durability and ease of installation? This is a reasonably low income area.

Fwiw, i did my whole downstairs in corlux from LL last year. The real thick stuff. Not planning on spending $3 psf if i can help it.
 
Anymore I only use lvp if it's a dead flat concrete floor, otherwise it always looks half assed. I used to have the exact opposite opinion but now i use $.75 sq ft tan/brown carpet in the bedrooms and either faux pvc large format tile, real large format tile or pergo laminate in the rest.
Really depends on the house.
 
Old carpet with piss stains and cigarette burns seems to be the norm. Is that what you are asking? :laughing:

If you saw this shit hole we are cleaning out and making like new, again, you'd understand.
Hell, it's hard fighting with my dad about this stuff. I'm just trying to jump in and help take care of this stuff since he really doesn't.

I assume that when large format tile is mentioned, you are mostly talking about ceramic? Is that right? @rockcity @braxton357 I did see there is some stick on stuff, but not that much. I feel hesitant to have grout to have to clean, but my experience with tile is minimal.

If it is properly sealed, cleaning isn't bad. Also, dark colors to start off, don't show stain.

Yeah, ceramic. Porcelain is too expensive for a rental and the peel and stick isn’t my favorite to install.

Do 1/16” grout joints and it vastly limits how much you have to clean. And like Dave said, try to pick darker colors to hide dirt and stains better.

Tile is a bit of a labor intensive product to install as compared to other products but it will last 4X longer (or more) if done right. If your floors bounce when you walk, tile is probably not a great idea unless you add more support to keep the tile from cracking and premature failure.
