My neighbor has offered to sell me the half lot between my house and his father's house. (He lives on the other side of me) Lot is on a separate deed from from his father's house and I already have the other half of the lot. I sold my own house years ago but have never been on the buyer's side without a realtor involved. What paperwork do I need? What info can you give me on the process I need to follow?

In NC, a lawyer has to be involved. Ask around, price shop too. The attorney can answer these questions. As a buyer, you would not pay a buyer's agent anything - that comes from the seller, most of the time. And an agent looks out for your best interests - but, you can still do a deal person to person, if you choose. Attorney, nonetheless.

Also, survey, survey, survey. Know with 110% certainty what you are getting.

Find a real estate lawyer and have the property surveyed.

Details will determine the direction Id take this.
Attorney will be necessary to record the deed etc.
Around here because of the decades-long Catawba Indian litigation title insurance is always required (or desirable)

Sounds like a couple acre or less transaction. The biggest possible issue would be line particulars, and potential impacts. Silly shit you dont think of. I once bought a lot that unknowingly had the neighbors well on my lot. They had drilled the well wrong 20 years before, but due to some BS law I became responsible for ensuring their well worked. Is there any kind of buried heating oil tank. Those kinds of weirdness can wreak havoc on you.

It’s a newer development the corners are still marked. Less then half an acre. I just want it to add to mine so I can build a shop. The other half of the lot has already been added to mine when my house was built.

Sounds simple enough. Call around, find a real estate lawyer that will rep both sides. If it's newer development and divided recently. There is likely a plat map recorded with the deed. A lawyer will figure that out and advise on survey or not. Should be a simple process.

I don't think a lawyer is required, but they will make the process a whole lot easier and quicker.
