So I agree that this is a daunting process and would be hard money wise to pull it off but how many people would be willing to buy say a season pass for there. Now I want to say i in no way am talking for JC or anyone else involved but I was just thinking if you take the numbers that Gubni posted and went with the worse case you would need 72,000 a year to stay afloat. so if you got 720 season passes at 100 a pop that would do it or say 360 season passes and then camping fees. I mean how many Season passes does URE sell. If you were to advertise the trails up there better and mark stuff out i think you would have 400 easy. Maybe i am just being to unrealistic.

Carolina Adventure world seems to do alright charging $25 for a day pass. It doesn't seem unreasonable to think one could sell 720 $100 per year passes. If you could come up with the means to pay staff, then you could start selling day passes for those that only want to make it once or twice a year. So the question is, do you have $50k I can borrow to lease the land and get this started? Because you gotta pay for the land up front.

If a hunting club gets it then all hope is not lost. I think that hunting would only go on during certain times of the year. Maybe we could use it in their off season.
 
I would toss in a grand each year, first 5 yrs.

This being said, with no discussions with any club...wonder how many, clubs and or OR company advertising could pony up, how much, to lease this land?

Seems it would be worth it for all...clubs and companies...to keep this venue open!
 
About $35k/year just to cover the taxes and utilities, not counting maintenance and any operations costs.
 
Well the main thing is that one person has to take responsibility and want to do it. Then we have to support that person.
 
Right. We could get 35 people to put in $1k/ea, or 70 people to put up $500/ea, etc. But at the end of the day, as much of a charity case as it might be, it's still a business transaction. Somebody's got to sign a lease and be responsible for paying the rent, insurance, taking care of unexpected expenses, etc.

From a management perspective, I think the best way to do it would be to have a handful of people (maybe even just one person) that puts up a lot of the money, then have a bunch of angel-investors that put in $1k/ea or something in exchange for a percentage of ownership. So you'd end up with a bunch of folks that owned 5%/ea and a core group that had a 20-45% stake. You still end up with the possibility that somebody will take their money and leave (no getting around it), but it seems to me that it's more resilient that way.

It's either that, or everybody goes in equal and votes a board of directors from the owners pool every year.
 
I'd love to hear an actual update on this place because the local rumors cover everything from parts already being sold and developed into homes to just gating it off and letting it sit.
 
i havent heard a thing about the place i know their is some deer hunting going on and i see some atvs going through mountain city maybe their going in somewhere other than the campground
 
i was going through mountain city Thursday on my way to Boone and thought i would drive by the campground just to see for myself the gate is open theirs a sign that says closed no trespassing but their wasn't a soul around maybe they will reopen
 
JC, whats the current status/progress on the LLC idea?
