Looking at a 24x36 shop and had someone out to get a concrete quote. This is what I got back today. Thoughts:

“The shop will require approximately 17 yards of concrete for the slab (4” 3,500 psi) and footers (12”x12”)

• Concrete cost: ~$3,315

• Reinforcement materials: $510
(includes mesh for the slab, rebar, rebar chairs, and ties for the footers)

• Labor cost: $4,300

(includes leveling, framing, digging footers, installing rebar and mesh, pouring the concrete, finishing with a power trowel, and cutting the release joints)

Total estimated cost for the project: $8,125

Let me know if you have any questions or would like to move forward.”
 
That's probably about right, considering the way prices have gone up.

2017, my concrete flatwork (parking slab, carport slab, 2 short walkways) worked out to $300 per yard (tax included). Shop floor was a bit less, around $250, but it was around 60 yards.

Your $8125 divided by 17 is $478 a yard.

FYI, I've had both Maddox and Carolina Concrete do stuff in the past 10 years or so. Both were good to work with.
 
When I poured my shop in nov/20. It was about $4/yd to go from 3k psi to 4k. Are you planning a lift later? And why not go 6" thick most 8-10k lifts require this. If you do the math it's not really much more money and you'll probably have better results about cracking. Also in 2020 it was just a couple $/yd more for fiber added. Also there are different size wire. I used 6g in mine which was heavy as i could find. Make sure the pad is packed hard as a rock. That's where it really starts. I had about $255/yd after materials, forming and pouring back in 2020. I bout all material and had a company do the forming and pouring.

I've been getting quotes for my 40x80. Cheapest quote was $14,000 for 4" formed and finished with vapor barrier (no wire mesh or any other work). Highest was $25,000 for 6" with wire mesh, formed and finished with vapor barrier plus them doing 2 loads of 57 rock, digging the footers for my 2-post lift, etc.

$25,000 isn't in my budget for concrete for the shop project so we're doing some of it.

I got 42-tons of 57 rock delivered for $1,230 and we have a skid steer to spread it. And we dug the footers for the lift ourselves.
 
I guess that’s another avenue I’m wondering about. My spot is pretty much level about 8” of fall from one corner to the next. I have good solid subsoil and a mini-X to dig everything. I have access to a transit level to set everything on grade and am confident I can so. I’m wondering about doing the site work myself and pouring the slab on my time. Just not sure if someone will build on top of it. $4,300 seems high to me to grade an already “smooth” site and set forms that are 100% leftover boards from another job site??

Grader has no guarantee you (or someone before you) didn't bury 500 yards of composing trash and or stumps 3 ft down. No idea if the soil is compacted properly. I mean he COULD order core samples. But not likely.

Tell me more about the rock. Every body I've called is wanting 750+ for 20 tons. You're not far up the road.

Sadly won’t help much or they will walk from the job. They priced it at what they need to make. Plus if they are reputable they will have to triple check your work. Many times you save money by not messing with the job unfortunately.

Caviness Farm Grading 919-548-3064 Chris Caviness

Chris is a good guy and who we always get our rock from. I literally called him one morning and he had the 2 loads delivered that afternoon. Think he has 40+ trucks rolling nowadays.

We are farm tax exempt, so no tax on the price we paid. But otherwise should be the going rate.

Many times you save money by not messing with the job unfortunately.

I dont know how many times I've had home owners want to do something themselves and then end up costing themselves more.

Last job I had a developer didn't want to pay us to supervise the grading (14 acre site). It would have cost him about 145,000. He did it himself and when I left he was already at 625,000 on rework because he didn't know what he was doing.
 
Personally I think thats a pretty decent price

175/ hr for mini x or skid steer. I'd figure 10-12 hrs = 2100
4 guys @30hr - 2 days to prep, form place gravel, plastic, rebar, wire mat and chairs
64hr = 1920

4 guys @30hr for pour - 6-8 hrs plus say 500 for power trowel. 1360

So for labor off the cuff id charge $ 5380.00



I'm not in concrete but do price out alot of things like this for work for a bunch of different trades.
