I know there are a million things to take into consideration, but I was just curious as to what people have seen from a cost perspective to get power and water added to a piece of land.

I’m sure distance from road, elevation, etc factor in, but is this like a $5000 venture or like a $20000 deal?

Power is usually easy.
For a generic drop Duke is typically no charge other than the meter rate. Now if you insist on over head, underground or a specific route or locations etc BOHICA

Water is a whole different level. Around here a well runs ~$3500 and $2k min for a simple septic field and tank.

Non city limits. Medium acreage of woods.

I haven’t googled it or made any phone calls, I’m more just trying to plant financial expectations if the opportunity comes about.

Depends where you land is and what power company will service you. My land in Virginia is serviced by Appalachian power. They wanted $3200 to drop a pole at my camper. Now if I go ahead and build a house then they would set the pole for free.

This was my grandfather's problem. They wanted almost 10k to run power. He set up solar panels, diesel genset a rainwater cistern and some homemade septic for his camp. Worked for 30 years...still works.

Are you planning on building a house or just setting up a camper (or more likely a yurt)?

Long term would be a cabin. Short term probably a bumper pull 30’er. My family has some land in Alabama and the intent is to jettison it for something a little closer.

CEMC is a couple hunnert to run up to 1000ft. Over that it's $10 a foot.

Just put in 1900 ft if waterline (2 inch pvc) at 2.50/ft, including pipe, trench and fill. County tap and meter was around $1200.

Duke ran power about 900ft to my house for free, all underground. They put in a new pole and transformer at the main road, and a 50kva transformer here at the house. Then 4 years later they ran a new service 150ft from the transformer to the shop for free also.

Budget $5000 for well and $4000 for septic and you should have some money left over. My well was about $4000 and septic $3000.

Those septic prices are IF the land percs. I looked at buying 2 acres last year, didn’t perc, estimates were over $20k for a System.

Probably a long way out, but where about in Alabama & how many acres? A co-worker from Northern Alabama & his family are always looking for land...
