Been talking about, and been wanting a set of 44's. I found a set, actually 5 of them. At a deal. $1100!!
Thought I had the funds for them and that fell through, so :(
Oh well, sucks to be poor LOL.
Still thinking on how to get them.

yeah...I'm in the middle of having to replace all the carpet in two houses, paint all of one, pay to fix the A/C...it's a $3500month for me with no rent coming in on either until June. All this and I'm trying to buy a 28ft deckover trailer that I can't afford right now but the wife really wants me to take her Sammi to Harlan, oh well she'll be waiting. . Maybe I should play lotto?

I feel your pain.
I just evicted a nice couple after they were 150 days late on their rent. I felt for them and kept letting them try to work out of it.

They repaid meknocking 5 holes in sheet rock fist size or bigger. Taking a door off the hinges to rmeove furniture and destroying the door frame beyond reinstall.

And running a streak of something (looks like motor oil) from the back bedroom right down the hall throught the living room and out the front door across the brick and cement porch and cement wont come clean now.

And for some reason the hot water heater isnt working now

probably gonna be a $7500 mistake on my part

150 days???? I tell everyone that rents from me "I'm not wealthy, I need your rent to pay the mortgage. Therefore, if I don't have your rent by the 15th of the month I'm going to the court house. My mortgage holder doesn't give a shit if you had unexpected bills,needed a new big screen,chrome wheels or whatever..they want their money every month on time. If you don't feel like you can do this or don't want to do this, then find somewhere else to live, period." I've never had to evict anyone yet and I think my little heart to heart talk (pre-lease) has a lot to do with it. that really sux to hear someone would do that to you when you were trying to work with them, I'd go to all lengths of the law to be compensated.

No problem with the hi-jack at all Greg. But was thinking, a guy I worked with a few years back also had rental property. He rented by the week. He siad he did this because it was easier to evict them in a shorter period of time that way than it was when renting by the month. He did say that he had a few that only paid every four weeks, but on the lease paper it was written as "by the week"
Might be worth looking into.

I do very much the same.
The lady of the house had a miscarriage in the 9th month. Then 2 weeks later the husband was hit by a drunk driver and broke both his legs. He had long term disability but not short term. The elimination period was 90 days. So I made them show me the LTD paperwork and then I agreed to work with them. They had lived there 4 trouble free years and had done a lot of work arund the place (planting flower beds etc.)...

Oh well. I always try to give the benefit of the doubt. If it costs me today I figure it will pay off down the line.

Update:

I was able to come up with the money, but now someone else has said they wanted them, after I had called and told him I didn't have it::
So, it's a wait thing now to see if I get to get them.
 
bank it if not. You will need the money again if you don't get them. I have part of my income in a differnt bank account just for jeep supplys, and toys :(
 
You guys only rent by month or week?????

I have never heard of that before. Everyone I know with realestate rents for years. A 12 month 1 year rental. Some big huge apartment complex's do Corporate and business rentals but its a lot more $$$$$$. you can even get fully furnished and stuff like that.

What works best and how many people on NC4x4 are rental people?
