I've got an idea.
Hear me out, here boys.

I think we should pool our money and buy a college.
From the ad:

That's what's on offer in the auction of Green Mountain College's campus in Vermont, with the bidding starting at $3 million.


The defunct liberal arts college and its 155 acres will go to auction on August 18 at 1 p.m., according to a news release from Maltz Auctions. The property was appraised in 2016 at $20 million.


Green Mountain College announced the closure in January 2019, saying the campus and its operations were no longer financially viable. The nearly 200-year-old private college in Poultney was known for programs in environmental and social sustainability.

As someone who was born and raised in VT, I can tell you the taxes on this purchase are going to suck! $20m appraisal, you will probably pay $35k/month in property taxes.

Other than the winters lasting 6-8months....and the taxes it is a fantastic place!

I actually think I played football pre-season scrimmage at green mountain college.
 
It's too far north of my own personal Mason dixon line (Sanford) to own, but I may come visit as long as I can fly over the shit hole states.
 
I dream of having something like that some day. just not that far north....

Same here. Hoping to find something like that in Rockingham county.
 
I am just glad that a liberal arts college has gone defunct.

Maybe that gives hope that having liberal mindsets are sustainable, and we just have to wait them out.
 
IIRC thats been for sale for a while.I saw it listed just after it had been logged.

Yeah, about 800ft wide stripe up the side of East River Mountain. The access roads aren't contiguous across the property, either.
 
property in Rockingham county is stupid expensive comparatively because all the deer hunters think all the big deer come from there.
Depends on who you know and the attitude you have when eating local.

Buddy of mine just bought 25 acres off of 704/65 for $4400 an acre. Really nice piece of property. He got it simply by eating at Elizabeth's in Wentworth one day while looking for property and striking up a conversation with an older gentleman there.

That seems to be about the going price for good land up in Rockingham county from what I have seen. The land in the southern part, is slowly getting bought up by developers. Especially land near I-73. I really don't want to build again. I prefer to just find a turnkey setup, but I doubt that is going to happen.

It;s out there, you just have to be constantly looking at MLS (any internet realty site is just about useless as their listings are a couple days delayed from initial listing) and act really quick if you see something.

That really does work. When we were looking for property, I ate by myself at Bojangles one day. Old lady was sitting in the booth directly in front of me. I said hello, one thing lead to another, as I found that she and her family all lived in the area of the county we wanted to be. Told her we were hunting land and gave her my number. A couple of months later, she called. Had talked with her sons, and decided to parcel out 25-30 acres from their land at a dang good price, if I was still interested. Unfortunately, that call came just after we closed on the land we did buy.
