Hardwood flooring cost

Found hardwood that is actually made less than 5 miles from my house by Newfound Mountain Custom Flooring that I'm going with. They use all local Appalachian hardwoods that are logged from a 100 mile radius. Like the idea of knowing that it this project will feed the local economy from start to finish.
 
Not to hijack but I want my floors refinished. What might I look to spend a sq ft to have them done?
Average natural around $2.50. Add another .50¢ for stain. Should get 3 coats if using most poly's. Prices for finishes vary.
 
I'm sure he does a better job as well. But that don't reconcile someone else can't do the job. And rental equipment can't turn a drum.

Rentals have started charging a minimum 1 full day on floor sanders for everybody got it done in 2-3 hours. Call any of them and you'll hear it.

Because renters gave up after 3 hours.
 
This all just reminds me how much of a disappointment the last guy we used was. Guy over-promised and under-delivered. Not terrible work, but not as good as the guy we would have used, if not for scheduling issues. Had to call the shoe mold guy back at least twice and one of the guys argued with us about a spot that they fucked up sanding... and he left gobs of putty. :flipoff:

Famous siblings did not earn him my job and I'll do everything I can to let anyone asking know not to let that cloud their decision.

.6 x 8 = 1-2 hours max do you see why there is a problem here?

I said "Plus an hour for clean up as well" guys. Isn't that part of the sanding process? I'm not so far off to be made out to be totally silly... Geez... Just trying to throw something out there for obullfish.

I'm sorry but I need an explanation before I get a "do it for a living" and a head nod arrogance answer and go on. I'm here to learn, not see who has a distance piss pecker.

I have done this twice (sanded floors) and will never do it again.
My point re: being a professional is that I trust he knows how long it actually takes to do the job right.

J&B Hardwoods? I had them bookmarked as a NC supplier in that area.

I want walnut flooring. Badly. My bank account thinks otherwise.

Ive got 12 Black Walnut trees on the farm we are taking down whenever the price gets back right.
 
Go with unfinished, not prefinished.
 
So does that mean right now its a good time for me to buy, and a bad time for you to sell?
Not sure how much it affects sell price, I just know they are paying at or very near a 5 year low for Black Walnut right now.

If I were you, and your trees were my trees, I'd have some furniture and some flooring and a lot less trees. ;)
Oh, and some kitchen cabinets. Did I mention I'm partial to walnut?
 
If I could have sold these particular trees in this size in the late 00s...I could have a new house ;)

The machine you rent is probably a Clarke EZ8 drum or belt sander.

This machine weighs approx 125#. I do use rentals occasionally when a floor is too nasty for me to set my machine on. I use it for half a day just to clean the first layer of shit of to see what I have (nothing parties like a rental). Also, being rented by every Joe these machines are abused and not properly set up.

When it's time to work I bring out my favorite sander, Clarke Floorcrafter. This machine (like a Galaxy or Hummel or Bona etc) is 220v, weighs in at aprox 220# and turns an 8x27 belt.

The weight and 6hp motor really make a difference in eliminating chatter and putting considerably more pressure on the drum.

As for the arrogance, I didn't mean to come off that way BUT there is no way to do a professional quality job with that equipment in 2 hrs.

I'm good and I know it. I have had 1 (one) job that I couldn't please the customer to the point they hired someone else and it still haunts me. When I found out (they paid me in full but never let me know their concerns) I drove to their house, apologized and handed them half their money back in cash and walked away in shame. I will never let that happen again.

So I'm curious, being 220v, what do you do for power access? The only thing in my whole house that is 220v is the stove.

We went with 4". I was told that any wider than 4" can cause cupping due to expansion. I do not like mixed width floors.
 
I like the looks of mixed width floors
I do not enjoy installing mixed width floors.

And just for the NC4X4 forum record...I do not sand and finish wood floors. That's best left to the pros.
