Hardwood refinishing

I'm looking at a foreclosure to possibly buy that's all hardwoods. All the floors are pretty rough, but only 12 years old. Is there a rough estimate per sqft for refinishing? @Dylan W.

I'm not a flooring guy but I've been buying and flipping a few houses. We budget$2/sqft to sand and refinish and almost always come in a little cheaper
 
$2 is what I budget for refinishing only, not counting any repairs which may be necessary.

I have about 1500sq ft that I tore up and will reinstall soon and refinish. Most of the local pricing for the 1500 feet of floor was around $2500 +/- for refinishing.
 
As stated you can estimate around $2.5 for natural and $3-$3.50 for stain and finish. That's 3 coats of oil poly, not Minwax! I'm not the cheapest in town BTW.
 
You can refinish yourself if you are handy and understand the tools and process required. It's fairly easy but mostly just takes time. There are tricks to the trade and a certain skill set to have it turn out great (which I don't have). Me, well, I just don't have the patience to do it myself. If it's a rental, doing it yourself may be the route to go. If it's for yourself or a flip, a pro may be the better route.

Yeah, no dice. I generally don't pay anyone to do anything, but this is something I don't want to touch.
