High asking price

Market price or what something is worth is what someone is willing to pay -today! Offer what it's worth to you and what you are comfortable with paying. It never hurts to be nice about it.
 
If you have some friends, have them send in really low ball offers to prepare them for yours. Let your friends piss them off, then you can offer a little more than them and it won't be a huge shock to them as your friends already softened the blow :lol:
 
And BTW, home sales are up 21% for 2012 over 2011 and I expect them to increase even more in 2013. Home values are mostly rising nationwide and appear to be trending that way for the near future. I would jump on it now as, given the statistics, values are scheduled to continue to increase slightly this year

And on top of that, mortgage rates will start to go up late this year or early 2014. That should bring some of the potential buyers off the sidelines which might increase prices, or at least limit how low sellers are willing to go from their asking price.
