Home buying 102...

Just a thought on looking for a house.

Don't be fooled by pictures online. Every house we loved by the pictures online, we were disappointed when we looked at the house. The one house we were very weary of based on online pictures, we ended up purchasing as we loved it! So, if it has what is on your "want" lists, take a chance and go look at it if you have time.

our offer on the house was accepted. I know alot of people don't favor the FHA loan with a 30 yr. Mortgage..but for some...its the only way....there was absolutely no way we could put down 20% on a house living in an apartment. We were able to come up with the 3.5% that we needed and got a good interest rate locked in, so we are happy. Its an investment....plus the house that we got is only going to go up in value...its in the best school district in our area.... Will the interest and PMI kill us? probably, but we are in a house and creating equity and not throwing money down the drain every month living in an apartment.

Yeah...I'd need another 1.5-2 of saving to come up with 20%...however, not all of my loan options have been FHA, and some don't require much more than the FHA as a down payment. Seeing as I refuse to throw 15k down the drain in rent, I'll probably get stuck for some interest and pmi...and I'm ok with that.

Yeah...we learned that with the first house I posted in this thread. Last weekend we went and looked at 6-10 houses between Mooresville and Salisbury...only 2 were anything remotely what we thought they'd be. The only one we felt serious about, is under contract anyway. Next weekend will be Concord...which actually is a smarter place for us to live. That's why I want to physically see as many as possible...I might write one off that could have been a favorite, and go see one not worth the gas money. When dealing with me, there's an intangible instinct, that a realtor wouldn't be able 'review' for me in my absence.
