My friend is under contract to buy a condo in Charlotte (not sure on exact locale, will find out), would appreciate a recommendation for an inspector.
Who is the most anal, nitpicky asshole you know? ;-)
she's not in a position to deal w/ too many things later.

My friend Patrick Waddell is about the pickiest inspector I've ever seen. He's got a series of youtube videos documenting his finds. It's incredible. I'll send you his info.

My buddy's house was inspected by the above company when he was selling it. They got 53 page report with pictures emailed to them which he sent to me. If I were buying another house, I'd definitely use them to inspect it. If I were selling my house, I'd definitely hope the buyer didn't know about them.

They opened up the electrical panels and described the service entrance conductors, they caught nit-picky stuff like a loose receptacle, even a window screen that wasn't properly secured. They left no stone unturned, and even included pictures of the toilets flushing!
