Just made an offer!

man watch out my buddy made an offer a few months ago on a little place, realitor says they like your offer, but someone else has made an offer if you offer 5,000 more i think they will take it, apparently they were playing both sides of the fence because he went up 3 times @ 5grand a pop and still did'nt get it!! Not trying to discourage you man but he was pretty upset I figured it was just some POS realitor trying to bump their commision! just watch em

Well, my buddy said he knows the other realtor and they have a good reputation. Said there are no other offers on the table and no one has contacted them about the land yet.They couldn't really play me much anyway, as much as I love the land I'm not going to go over what I'm comfortable paying to get it, which is right about what I offered.

I'm trying not to get my hopes up, whatever happens is what happens.

Well, back to the drawing board. The costs of getting the lot ready to build added up a lot higher than we expected. The cost for building the road and grading for the house was going to be about twice my high-side estimate getting in to it. We told the people we wanted out of the contract unless they could come down on price any.

The land is land locked by other lots, so we would have to make a 1/4 mile road in through an easement in the neighbor's property (legal fees), then run power 800ft through an easement in a different neighbor's property (more legal fees). By the time you factor in legal fees, all the surveying, road/gravel/homesite, power stuff I am already more than the price we were going to pay for the land. Put me at about $25k more on the total cost to build the house than I wanted to be at.

So back to the drawing board. Really sucks, but it's the best thing to do financially. :(
