$40 per sf for a garage?? no wonder you have so much freakin money
It all varries depending on bells and whistles. Neighborhood covenants dictate a lot too. But, I'm not into building crap either
Actually, that cost is a little high for a residential garage (I'm used to commercial work mostly)
I mean really, the concrete floor on that building is going to cost about $7000 not counting footers or a knee wall. Footers will be another 2500, knee wall * 4' will be about another 7000, maybe 7500 if you do it a couple courses higher. You are already at 9500 before you even consider framing, roofing, siding, insulation, electrical, plumbing, etc. Simple siding is likely to be about another 5000 not including plywood sheeting under it if the eave is 8' above the knee wall. If you want 12 or 14' eave, either increase your knee wall or framing. If its a totally flat roof, you are looking at AT LEAST 20 squares, which doesn't include eaves or slope of roof. A simple shingle roof of 20 squares should cost at least 11,000. Another $1500 for insulation... If it has power, water and sewer, thats even more $. If a couple of windows and 2 doors are installed, expect about another $1500. If you want a garage door, single roll up doors are about $1000 and a double should be about $1600.
So, right now you are at 7000+2500+6500+5000+11000+1500+1500=$35k just on rough estimates. If you don't need special siding, roofing, or exterior finishes, thats about it other than permits, GC profit (at least 10% of cost), and your electrical, water, and plumbing. You may could get in under $20/sq foot if you don't need interior finishes or anything special. Go crazy with electrical, plumbing, etc. and its likely to go up in price quick!
