Ok so, I have looked all over and cannot find any information. Anyone who has any links to places that will put together a gargage. Please post here. not sure if can pay to get it done or put it up myself! aslo need concrete! I have googled but all they want is fill out all this info so someone can call/e mail I just want to see some PRICES!

2,000 sf eh? That's a good sized barn!

Residential / Commercial? Permits required? Electricity? Plumbing? Survey to stay off prop. lines? Total height? What material? Looking for a kit? You purchase / deliver material or installer? Insulated? Any interior finish work?

Please list more detail for I have HIGHLY recommended crew in Franklinton that does the metal barn kits. Extremely competitive with alot of local references / barns to look at. Just trying to know what you're doing so I know how to proceed with recomendations.
 
residental, yes permits, yes elect, property already servyed and cleared ,want at leaset 12' side walls, want priced both ways DIY and turn key! Will more that likely DIY but if price is good I wont! no int finish work just rough int! with 2 10x 12 doors? 1 walk in door no windows!
I have one company comming monday to price out what I want but the only offered a 30X 60 but that will work!
I do NOT want a dome shed too much wasted space IMO.

Interested in where you end up price wise, want to do this myself in a few years, have always heard DIY was the way to go, but lately Ive read that alot of building installer companies can get it done close enough its not worth messing with.
 
Sounds like you got a plan.

Call and talk to Jim Massey. 919-971-0676. Let me know the outcome. I've seen his work and it's very nice. He's a private individual / not a company so his rates will be very competitive. He has alot of equipment, crew and such. You can tell him Jeremy Jones sent ya his way if you want.

plan on about $40-$65 per square foot depending on how many bells and whistles you want.

are you going wood or steel construction? steel prices have gone up, but wood isn't cheap either, as it requires more of it. If going steel, just turnkey it and it'll be up in no time. If you are doing wood, make sure you are comfortable walking a 12' wall, or have a bunch of machinery for setting trusses. I DIY'd my garage. I hired some help for a few things, and by the time i was done, it would have been the same cost to have it framed by someone else. I won't build anything again. insulation and vinyl were the same way. about the same cost installed as it was for me just to buy materials. DIY sounds good in theory, but you'll hate it after the walls are up!

Thats exactly what I learned building my house. For a lot of things, the total cost to have someone else get materials and install it is only about 10-15% more than the cost of materials.
 
$40 per sf for a garage?? no wonder you have so much freakin money :D

It all varries depending on bells and whistles. Neighborhood covenants dictate a lot too. But, I'm not into building crap either :flipoff2: Actually, that cost is a little high for a residential garage (I'm used to commercial work mostly)


I mean really, the concrete floor on that building is going to cost about $7000 not counting footers or a knee wall. Footers will be another 2500, knee wall * 4' will be about another 7000, maybe 7500 if you do it a couple courses higher. You are already at 9500 before you even consider framing, roofing, siding, insulation, electrical, plumbing, etc. Simple siding is likely to be about another 5000 not including plywood sheeting under it if the eave is 8' above the knee wall. If you want 12 or 14' eave, either increase your knee wall or framing. If its a totally flat roof, you are looking at AT LEAST 20 squares, which doesn't include eaves or slope of roof. A simple shingle roof of 20 squares should cost at least 11,000. Another $1500 for insulation... If it has power, water and sewer, thats even more $. If a couple of windows and 2 doors are installed, expect about another $1500. If you want a garage door, single roll up doors are about $1000 and a double should be about $1600.

So, right now you are at 7000+2500+6500+5000+11000+1500+1500=$35k just on rough estimates. If you don't need special siding, roofing, or exterior finishes, thats about it other than permits, GC profit (at least 10% of cost), and your electrical, water, and plumbing. You may could get in under $20/sq foot if you don't need interior finishes or anything special. Go crazy with electrical, plumbing, etc. and its likely to go up in price quick!
 
We just had CBC in Greenville do quite a bit for us at work. We expanded our CNC shop and more than doubled the size. I really hate to thing what we spent on the extra space....the building codes changed a bit from the last time we built, so certain things seemed WAYYYY over kill. 5" of insulation in the walls and ceilings? Really? I guess that'll help keep the cool air coming out of the two 10 ton air handlers in the shop :D

I'm planning to build a 40x60, hopefully sooner than later. I've been looking around at different local companies to put it up and/or buy the building from. I really like the look of Allied Steel's stuff. Not sure what a turnkey price would be though. I DO know that not very long ago I recieved and email from them about a basic 40x60 for 19,500 and that's I-beam construction, not the cheaper boxed tubing. I'm going to be looking into it pretty hard in the near future.

40x60 for 19500 isn't bad, but you still need to get it installed and many of those don't include insulation. Basic pricing is awesome but once you start getting necessary options, the price seems to sky-rocket. Either way, I'll more than do what I can to help ya out :)

steel buildings are quick and fairly easy to install. I've been doing structural steel/red iron since '98. While that doesn't seem that long ago, its just a little less than half of my life :D
 
I like the quick build time, easy adaptability, and strength of a steel building over a wood structure. Plus, my current shop has all sorts of nooks and crannies for some big ass spiders to live in. Steel is a lot easier to take care of too, I don't have to worry about shingles, rotted out siding, or freakin carpenter bees! I'm sure there much less of a fire hazzard too.
 
When I built my garage I ended up at $30 a sf complete . I hunted for deals , and got lucky finding a good framer . I still have some of the contacts , call me if I can help Bradley .
 
Got my quotes back for a 40x60 from Allied Steel. Everything but cement, 29,500. They said if I was to have it delivered within 90 days, they could do 21,000. Wtfo? It was 39,900 with a 20x60 lean to and an awning over the 40 ft end.
 
I have found what I "think" I want just want to see one in person to get better idea of construction!It is a metal structure from tarheelmetal found it in a trader book I picked up on my way to Uwharrie event last weekend! it is a 30X48X12 w concrete installed with roof inslation, 2- 10x10 doors 1 walk in door 1 window 11K! looked on there site differant roof rafter in several pics.Thanks for replys and I will ck out more prices before I commit to this!I really want a turn key job just don't have time to get it done BUT if price is that much differant I can do the work!
Had a guy from usbuildings come price me one yesterday what an azz wanted me to put deposit today when I told him I was only wanting his best price and I was shopping around he got real pissy and packed his stuff and left! reminded me of car shopping where they want money to show you are serious???
I have found some used rafter from a barn have not seen them but was told they were nice and 50' span and not sure how many 1,500.! We have a boom trk at work and he took them down will ck on the also! also have found some 24' span used rafters not sure how many of them either not sure on price but was told they were cheap!
The part I hate is starting to deal with the governmental part,enviromental inspection,structure inspection dept!
I have the land cleared and ready to get something done but might not happen as fast as I want but we have been here 25 yrs always wanted a nice shop! Hate I had to sale my truck to get this started but think it will be worth it when its done!
 
It's a helluva lot easier to build another truck than it is to build a shop!
 
ANYONE have any dealing with tarheel Metal structures in Thomasville or any location?
Going there saturday to do the deal on a building if I like what I see??
its the 30X48X12 special they have best deal I have found anywhere 11K with 4"concrete 2 roll up doors one walk in door 2 windows roof insulation and installed!
I think I am also gonna price the wall insulation and maybe 5" concrete cause I plan on installing a lift in one bay!
Everyone else is almost double that and some not even installed!

well this has been one heboublehockystick of a week ! Igo to the inspections office to see what I need to do to get started on my shop WHAT A MISTAKE!
so (1 )first lady I talk to sends me to an inspecter(2), then he tells me all the paper work I had went online and filled out was wrong had to get more paper work and then he sent me to another department(#3)to see what I had to get from him, then he sends me to another person in his dept(4) which pulls up my lot on the gis??and then goes and get a folder from the back and informs me that they have record of an illegal septic repair in 06 and that I would have to pay 150. for them to come out and inspect the septic system, then he send me to another lady (5) with planing zoning, she pull up the same picture of the land and said I can not build anything on this 1 1/2 lot I just bought ???? They said it did not have well or septic on the lot and can not build on a lot with out this! I thought the lot we just bought was also tied into our house lot and that would allow me to build on it wrong! Well the plot
showed it was still two lots not one so the I have to go to the surveyer that surveyed the lot(6) to get info and return to the planning office with said info
then to another dept (7) that sets the plots up on the web well she aint there want be back till monday!So lady said you can go to tax office UP TOWN and see another ladyand give her the info I just got and she can handle it!!!!Well I get there and guess what she is at lunch? So the manager is someone I know and asked what I needed(8) then sends me around the corner to reg of deeds office see another lady(9) she pulls up plot same as the others said this is two seperate lots calls her supervise over(10) I said I know, that is what I need to get straight and about that time the guy I know there comes around the corner I know what the problem is.....YES(NOT GOOD). Turns out when we got the land and they were supposed to be combinded but they were not because the house&lot were in my wifes name and the land was in both our names OH ya a mess so then I have to go to the(11) lawyers office and get them to deed the house and land into both our names! OH ya at $150 thank you very much! Still waiting on lawyer office to get the deed swap done then I have to go fill that at deeds office, another fee and start this all over again AFTER they come out and inspect sure they are gonna find something wrong so I guess the shop is a no go for now!
Then yesterday my friend that was also gonna get this same building said he call and verified the price and what was include and was asked if it would be inspected his not, mine yes so he asked was there a differance if it was inspected..... yes $5K extra! which makes it a no deal for me!
Guess I will IF I CAN end up with a pole shed!
IF ANYTHING BUT AN EMPTY LOT!
