Well it seems the big hang up in my search for a house is garage space. I don't really need or want anything fancy, just some place to store my toys and so I stay out any kind of 'weather' while wrenching. I seem to remember a similar thread a few months back, but can't find it. Anyway, I've decided to just find the house and put a garage up. I can do the grading and pour the concrete...and it seems like the metal garages are the way to go. Thoughts on something like this:

I'd like to keep it in the 5-10k range. The issue with the one in the link is, the door is only 16'x7'...it's wide enough, but I feel an 8' door would just barely be tall enough. I figure the one in the link could handle the 3-4 extra vehicles, trailer maybe and bikes/atv's or some combination. Does anyone have any better sources, local sources, or a better idea??? Thanks in advance.
 
I just noticed that the link is for the versatube building. That is what mine is, but I ordered it directly from versatube.
 
If you look in the Iwanna there's several suppliers selling them, I was about to buy a 24x30 with two garage doors walk in door installed and all for $3400. I got lucky and my father in law gave me a 24x28 with a 10 foot shed I just had to take it down and move it

You sheet rocked and insulated the inside as well it looks like. Any worries about structural strength? Also I assume going directly through versatube allowed for a taller overhead door option? Thanks.

Iwanna??? When I google that it finishes with 'watch'...and I'm at work...soooo. But I'm interested...$3400 sounds much better than 10k.

Iwanna are the little free classified papers you find outside stores all over.
 
^^^Gotcha...just universally called all those 'Thrifty Nickels'
It's similar to the thrifty nickels, just two different "brands" of the classified papers. I think the Iwannas are primarily western counties. I see them around Statesville stores, but not much around Salisbury.
 
That isnt sheetrock. I hung 5/8 tongue and groove subfloor then painted it.

Going thru versatube directly allowed me to order exactly what I wanted. My shop is the size I wanted, with the doors I wanted, frame spacing is 4' on center instead of 5' on center, and insulation. Versatube sourced the roll up door as well.
 
If you want to come look at it, I will be home all weekend. I will show you all of the paperwork, costs, plans, blueprints, etc. Kings Mountain. Exit 5 on I85 South.

The building you linked to doesn't include concrete ($4k plus) or doors (pic your price). I'm in the midst of building a 34x40x13.5, and I've been doing everything as cheap as possible, doing all the work myself (except concrete), and its going to finish out at about $18k. I did all of the grading myself, got trusses on Craigslist for 1/4 the price of new, got a good price on lumber because my mom is in the construction industry, and I'm building the door myself because its 1/3 the cost of a regular garage door (18x11'). I am including insulation and electrical in that, but those were about $1k each. Take those out and you're still looking at $16k, and I don't see any way I could have done it cheaper other than doing the concrete myself, which would have probably not turned out well. It's closed in now, but here are some pics from late fall before I got the walls on.

we just built a 30x40 and we love it. just make sure you insulate well.

did you cover the walls in metal roofing or go another way?

The steals and deals is the little 99 cent auto trader type book I got at a gas station a while back. There were 3-4 businesses advertising steel buildings. They were installed prices including concrete. As I recall, a 24x26 was about $5500 installed with a double garage door.

The key to these types of shops is the insulation(as pictured).I rented one for about two years and it was about unbearable hot in the summer and a ice box in the winter,and they sweat so sad you can forget about leavin any bare metal exposed.
 
I've really been wanting an I-beam framed building from Heritage Buildings, but I looked on Versatube's website and they look decent. They're way different types of construction, however price is a big factor. For a 40x60x14 that has a 20ft shelter off of the 60 foot side, they quoted me 17k on the building materials. That included shop doors (one 14x14, one 10x10), two man doors, insulation, and everything else you need to put it together. Obviously, I'd need concrete and wiring to complete the project.

I've come to the conclusion that there is no cheap way to build a 40x60! I'll have a medium sized fortune in cement by the time it's all said and done.


I currently have a 32x50x9 and it has standard 7x8 shop doors. It's 2 blocks high and then stud length, but if it was higher it would be great. I'm not real keen on it being wood framed either since it's not insulated and has T-111 siding. It's in need of some TLC and paint.


Me neighbor has one of those tin can looking building. It's different, but he likes it and I don't think he's had any problems out of it since he put it up.


BTW, what's the going price on a yard of cement these days?

But if I figure a 2 car attached for the dd's, means I'd need something big enough for 3 large vehicles, and probably an area for trailers/bikes/atvs for good measure. Bare minimum length would be 30' for a regular cab truck and and crew cab to be parked bumper to bumper and no room against the door or back wall. 30'x40' with 2 10' doors is where I think I need to be.

Thanks...when I get more serious about actually install, I probably will. That 10k number is strictly dedicated to the 'kit' and it's components. If I can get the building, insulation and hopefully doors for that, I'd be happy. My brother and I can do the grading and concrete work. As for the electrical...I'd have to farm that out, but that's what they make extension cords for, right??? haha.

My old man put me on to a couple with slab...a little smaller than I wanted for like $4400. I'd be interested in seeing the difference in quality between the two. I wonder if those are just a glorified KMart shed, or if they're just not as proud of their stuff.

You can get them as large as you want. You just add more sections. They usually are always having a sale.

Yeah, used the same material as the roof. Its $2/linear foot (3ft wide panels). It was the cheapest/simplest solution. The galvalume (silver color) stuff on the roof was only $1.50/linear foot, but I didn't want a space age looking building, haha.
