Nags Head area rentals/realtors

Looking for suggestions. I'm going to need properties to house 45ish people in the middle of September. Preferably houses, preferably adjacent, preferably beach front, preferably sunday to sunday and preferably near the Hilton or Ramada...that would be perfect scenario. I've only rented a house out there once (usually tent camp at Oregon Inlet)...so I'm not familiar with the process or what rental company would be recommended. Anybody have any recommendations, or have a house they want to rent. Condos, town homes, bungalows...really don't care as long as they're all close. Also, possibly, need one of them to be an event house. My intention is to put up immediate family and grandparents (35 people alone) and the wedding party (10ish people) for the week. We'll be at our favorite place, with our favorite people, for a week. I was thinking one or two extremely large houses, but since I plan on balling out all week...figured it might be better if the older folks have a safe place to retreat to. I've heard good things about Joe Lamb...but would like to hear other opinions.

side note...planning on free and unlimited booze, as long as it's Maker's Mark and Budweiser. So if you're in the neighborhood, feel free to swing on in and pass out in the front yard.
 
Oh...and any thoughts on a potential reception hall??? I was going to rent out OBX brewing station...told me they could only let me rent out the op floor, which has a 60 person capacity. We're planning on 100-130 actually showing up. So they'll still cater, I just need a venue now...potentially one of the houses if it's big enough...but I'd like to have a contingency.

Last year we rented 2 houses side by side that held about 25-30 people or so, there were both built in the past couple years. I can't find the actual address though to find the rental as somebody else booked it but I am trying to search for it.

I was told as long I showed up to say I do...she didn't care what happened. Can't offer everyone we want a spot at the reception, but by God we'll show anyone and everyone a good time.

I like your style! Good and cheap, respectively.

They are definitely my go to's. A little Woodford Reserve might show up too...but that's more for a mellow wake up with the biscuits and gravy than anything.

Quickly figuring out...what we thought we had planned...didn't even scratch the surface. And some how a 35 person guest list has ballooned to 133. In fairness, parents, siblings, grand parents and best man/maid of honor account for 30 heads. Which then means food/drink budget expands, which means the venues are no longer big enough, which means larger rental fees...if we can find something. And then play the, do we keep the peace by inviting everyone and run the odds of how many won't show...or let family (aunts uncles) get their nose bent out of shape if they don't get an invite (regardless of if they were coming or not). Of the 133, about 80 of them are in Wisconsin, Florida or Ohio...and I assume that means at least half won't show. And of the 50 locals...like I said 30 are gonna be there regardless. So that leaves 20, that may or may not want to travel, half of them are pregnant...sooo...yeah I'm hating life right now.
 
Expect about 1/3 will show up if multi state travel is required and/or if they have to pay for their own hotel.

We just planned for about half the people to show up. Any more than that, well, instead of a meal for everyone, it's "heavy hors d'oeuvres" :lol:

When food and alcohol ran out, it ran out and that was it. :).

I know my dad's side won't travel...I figure half of my mom's side won't travel, and probably half to 3/4 of my OL's side WILL travel. So I'm figuring on a legit 60-75 showing up...but that can mean a lot when trying to pick rehearsal/reception venue. I reckon I'll have to get the invites and RSVP's done and back soon.
 
Check with the realtors if you plan to use the rental house as a plan B. Many have restrictions and only allow a certain amount of people, permits, realtor staff in attendance, etc.

Actually Just got word that one of my friends out there will let us use her restaurant (Waverider's) for the reception and cater stuff in (we're actually using her for the rehearsal meal/menu/venue too)...so looks like we'll be good to go. She's permitted for 100 heads, that should be plenty.
