Need a GOOD home inspector(and septic)--Rougemont

Planning to make an offer before the end of the day on a house in Rougemont, so within a few weeks I'll need to have someone that knows WTF they're doing, do some inspections.

I'd prefer it be someone who will actually take some time and fine-tooth comb the place. It was just renovated(flipped), built in 1999, lots of new stuff(HVAC, "some plumbing", etc). I'm fine with someone hurting my feelings, as I'm not a carpenter, plumber or HVAC professional. My buyers agent will supply me with a list of inspectors, but I don't know anyone around here. Rather have someone hurt my feelings, than look at it from google earth as say, "good to go!"

If you know of anyone who is really nitpicky and knows what they're doing, feel free to post or PM me.

And if you know of people who are complete morons and I should avoid, let me know! Haha

I recommend McFarland's Septic Service in Hillsborough NC for the septic inspection. I know Mr. McFarland for he has 300+ rentals in Hillsborough and I have in-laws that rent from him. Nice guy and competitive rates although rates for septic service doesn't deviate from one another very much. I used him to inspect my house before I bought it and he really knows his stuff. He was able to check out the entire septic system lines and all using a special shaped probe by using touch and smell to tell me the entire system was healthy. He traced from the distribution box to the very end of the field lines and back by pulling up the probe, rubbing it in his fingers. Made perfect sense after I saw him do it so it would be something you could do yourself if you had the time, a special probe (skinny with tip on the end, like a golf club with T handle) and the know-how.

Good House inspectors are hard to come by that know everything from A to Z. Every one I have ever used was lacking in some category.
 
I would not use the agents peeps there could be a conflict of interest so to speak. We did that and got the moron you fear.

My agents person is great and beyond detailed. Most Agents will have somebody great as they put a lot of business to them and they take care of their customers

We used Joe Nanni with National Property Inspections.

My bad, we went with a guy the realtor, a friend of my wife's mother, but apparently not a "real" friend recommended. I now believe they conspired to hide serious problems w the house we bought.
 
Along w/ the inspection (and prior to it), go to the county and search for permit records on the house. Or have your realtor do it. If it was a flip that may give you an idea of what they did... and some areas for the inspector to check out... or, based on what is obviously new vs not permitted, possibly a bargaining chip...
 
I spent about $12,000 out of pocket for a crappy roof my inspector missed. Take a look for yourself too.

Much like paying someone to set up some gears for you, you'll never know till you pop the cover and look for yourself.

I agree whole heartedly.
A real estate agent only gets paid if a closing happens. If an inspector finds problems, closings get delayed or cancelled. Agents tend to steer clear of inspectors who find problems.

Well, my offer was accepted, next Saturday the inspector is coming out. Rode out yesterday with a buddy and looked all around again, have a few things on my list of things to nit pick. I have pretty good vision, I'm going to follow that inspector around like a herpe, I'm going to question everything that doesn't look "right" to me.

Otherwise, hope the few neighbors don't mind me hosting ECORS races on the the 6.5 acre wooded lot(guy across the road has a big ass garage, box trailer and a drag car). Tons of rock mixed around the lot too, once it has a shop out back, I'm going to become a mountain man and never leave home.
