So some of you have been sounding boards, mentors or just read my 3 cents when I'd post in a home buying thread, but after 12 months, 7 contracts, 6 appraisals, 4 inspections, 3 realtors and a woman ready to leave me for a guy with a cardboard box over his head as long as it was his (pretty sure she was serious), I'm officially a home owner. And kind of a land lord for the next two weeks. As I was pulling my offer on the last house, this one popped up...I was in it within 3 hours of it being on the market. As pissed as Bailee was that I was pulling the other offer, I got her in the house within 5 hours of it being on the market. We both immediately knew this was the one we were looking for and didn't have to settle on anything. I made a full price offer within 8 hours of it being on the market. Having been through this rodeo a few times, had everybody on speed dial, and a buddy of mine is the head of mortgage origination for SunTrust in NC and was able to expedite that process. Start to finish, 29 days. With it happening so quickly, the sister requested to stay through May 15 until her house closes...so she'll be renting until then.

Got the appraisal back, it was 20k over contract price, tax value is 25k over contract price. Seller is recently divorced, got a job 3 hours away, has 2 kids. Her sister is living with her, she's an army widow with 3 kids. Neither could support dual mortgages or the mortgage of the house individually. They said they weren't looking to make a killing, and just needed to get out of the house...so I was happy to oblige.

Home and Pest Inspections came back damn near flawless. Biggest issues were a couple dead outlets, a dead bulb in the hood above the stove, the access panel to the jetted tub was sealed along the bottom and some settled insulation.

House was built in 2003, is 2300 sq/ft, on just over an acre, in a culde sac. 3br, 3 bath, 3 car attached. The lot has a slight grade, but not terrible. Been accumulating stuff for the last year, and should be able to fill it up pretty quickly:

Thanks everyone. An NC4x4 party can happen...the little lady is already planning a couple, so it's only fair I get to throw one too, right??? No HOA, so rigs are welcome and feel free to pass out in the front yard.

That lawn will definitely get attention. The little bro and I have a lawn care/landscaping business...so it should be up to snuff in no time.
