"Professionals"

plan and spec work is tough to bid and manage. But, it gives a standard for everyone to bid against. Us construction managers make sure the contractors perform according to plans and specs as expected. Actually, owners need artsy-techs and managers :D to cover their ass from a pos contractor trying to cut corners to get more margin (or less loss... )

I'm fighting a battle right now that is a PITA. Somehow the contractor was paid 100% (I didn't approve it...) without our signoff of the PIL, now we can't get him back in to finish and can't get the inspection passed because of non-compliance....

The "owner" decided to pay to be nice and keep them from calling every week for payment. Now they can't get him back to finish.... Ugh...

Yeah, spec writing is nearly impossible to 100% complete. But, once you write one spec, all ya gotta do is change the title and name and you are done! Write it once and you are good. The margin on the 2nd, 3rd, 4th..., time "writing" specs is astronomical :flipoff2:

Woops.

Yeah, money is the only leverage the owner has.

There should be a warranty period in the contract though?

yeah engineering is a tough job. I just finished lunch with about 8 of them (and a dozen or so contractors) wher ewe had a 3 hour meeting an enoyed the NSD Holiday...oh well time to call it a day and head home.

Heh. We're lucky to get some sweet potato biscuits from Cafe Carolina. No fancy perks from our reps.

Or Papa John's pizza deliveyr at midnite....
