Property Tax Increase (Guilford County)

So I got my new tax assessment in the mail yesterday for Guilford County and looks like my property taxes are going up over 100k...
I saw that there is a way to appeal it.. is it worth it? anyone had or is having to deal with this now?

You should take the $14 million dollar value increase and cash out while you can.
 
A $100k value increase isnt surprising depending on last assesment.
A $100k tax increase would be a lotto ticket win
 
I must be interchanging the verbiage and that's why I freaked out looking at the tax value from last year and thinking the value increase were the same.
yeah just to be clear, if your assessed tax value goes up by $100k, say from $300k to $400k, you maybe owe $700-$1k more in taxes (I don't know what your rate is).
If they say you owe $100k in taxes then that means they said the property is worth a crap ton and you're not gonna find a ton of pity here ;-)
 
I was able to get 2 of my 4 lots reduced 4 years ago when they did the last assesment. You have to show comps from similar properties that have sold recently that have sold for less than what they say your's is worth, I had over 12 comps that were all 50-80% lower than mine. I just found solds on Zillow, looked them up on the GIS and gave them a list. They only give you a 30 day window to appeal. Most appeals get denied.

I have 4 extra adjoining lots to my property. Two are 1/2 acre and two are one acre lots. In 2022 they said every lot around here from .25 to almost 2 acres was magically worth 50-55K. They reduced both my 1 acre lots to 27ish and left the 1/2 acre lots at 50. New assesment just added 20K to each one. I'll be going to a lawyer to have all my plots combined into one to see what that does. At least then I'll only have one property to get calls from "investors" about.

The way wake works at least is say all the tax dollars for property tax was 100m. When the reevaluate they will still only collect 100m. But if the average place went up 50% in value and you went up 60% you will pay a bit more. Because you are now a larger portion of the overall value. They adjust the per $100 dollar of value tax rate.

That said. At the same time for the budget next year they will also increase the base rate making us all pay more also
 
said it before and i'll say it again....if the county isn't willing to write me a check for the tax value, then it isn't valued at the appraised price

they hand me a check for the appraised value today, and i'll be out before sunset
I do indeed wish this is how it worked. Then either I would sell my place, or all the Gaston County imports would leave and it would go back to the nice rural place it was when I grew up.

I expect they will cut the rate, brag about how they "gave us a tax cut" and collect another $100 mil in property tax next year to piss away. The asshole running things here has been screwing Guilford county for 35 years.
 
couple years back, Lincoln county jacked taxes, mine went up about 600 bonz a year. I live in city limits so I get raped twice.

Taxation is theft.

Just be aware that if your existing lots are legal non-conforming lots now (IE, they're too small, don't meet minimum lot size, don't have enough frontage, sized incorrectly, etc.) you won't be able to go backwards and split them back up again.
 
I tired to appeal mine when we first built our house based on cost to build which was an option they had listed on their form, but they wanted me to send in an appraisal which would obviously be much higher. Why list “cost to build” as a grounds for appeal if you just want to use an appraisal and comps anyway? If I wanted to appeal based on that I would’ve checked those boxes. Now I’m mad again.

If this was SC4x4 we probably would still
complain about property taxes but maybe not as much. My buddy’s house in Charleston is probably the same or more assessed value as mine but he pays 1/2 what I pay in taxes. I’m sure small towns like ours would be crushed if they lowered the tax rate as property taxes are like 50% of the county’s revenue for the budget.

But SC makes up for it on second homes.

Before we moved in York county are house was assessed at $445k - primary residence - our property taxes were $4,200/yr.
I had a rental property assessed at $92k - secondary residence - property taxes were $3,700/yr

Im ok if they get theirs on second homes…I just wanna be able to afford the taxes on my first home! My buddy that I referenced above also pays like $26,000 on his second rental home on Kiawah. He can also afford to buy a second home on Kiawah lol.
 
It’s gonna get paid one way or another. If they drop it somewhere they jack it up elsewhere. And I’d guarantee it will be in their favor. Unfortunately it takes money to run a government. As much as I hate paying taxes and seeing most of the money misused in my opinion. Luckily Florida can rape the tourism market. Like hurry county South Carolina does as well. Like the 15% taxes when you eat and etc. sucks all the way around. But what can we do?!? The government has won it seems.

I get it. But it also puts a major damper on family homesteads. Grandads farm …when he passed no one really wants to live in grandpas house yet. It’s still his, but the taxes are no joke.
Luckily my nephew is staying there and it’s a win win, he covers taxes and insurance and utilities …keeps the place up …but if not for that, decisions would be tough
