Need a quick survey done tomorrow if possible...anyone know of a surveyor in the triad? I know it's last minute...just trying to get this done before Saturday......
Drive rebar(36")deep beside your stakes as soon as you get the survey done if you would like to have them for the future, other wise you will most likely find that your stakes will get removed or moved!!! Trust me on this one!!!
There might be a map of your property/foundation already recorded if the house is less than 20 yrs old. You can research your co. GIS or Regester of Deeds online to find all the info available. If your neighbor recently had a survey done why is he telling you do do one now? is he doubting his survey is correct? sounds like he's jerking your chain or trying to get you to pay for a survey cause he really has'nt had a survey, and there's a dispute about the location of your common line? IF he really had a survey done he should know/remember/be able to show you where your common corners are (the ones between his and your property) and not need further proof (another survey of same line ). You can also research his property if you want too. You should ask him who did his survey, If it was "recently" they could probly do yours cheaper/faster cause they should already have your, and all his adjoiners property records on file, minus your recent purchase records.
For a fence situation, save your money and do it yourself. Pull up GIS in your county overlaid with aeriel, print it out to get you close and rent a good metal detector and locate irons. Stretch string and you can't deny...
That is bad advice...................just because you find some iron pipes does'nt mean they are your property corners or that they hav'nt been disturbed/ re-set by someone other than a Surveyor or are true to the deed. I've seen ALOT of examples of this going wrong and moving an encroaching fence can cost way more than a propertyline survey. If the lot is small and flat w 4 corners you might get by pulling and checking distances w a 1 or 200' tape, but as said before I have seen hundreds of instances of encroaching sheds,landscaping,trees cut,ditching, grading, even permanent foundations built over the property lines of adjoiners and seen many peeps get burned by the DIY method over many years of surveying.
