Reinspection of house before closing?

Is this normal? The buyer of our last house did not request it, nor did we request it on our current house or on the house we are buying. My parents have bought and sold a bunch of houses and they never had it happen.

The people buying our house requested we repair EVERYTHING on the inspection report. Literally everything, and wouldn't negotiate by hanging the due diligence clause over us. Then when we worked a deal on some siding/trim repairs with them, paying for the contractor to do the repairs after closing since we didn't have the money to do it now, they requested to meet with the contractor and added a few more things the inspector didn't notice.

I have fixed every fucking thing, took pictures of every single repair and sent it to them.

Now two weeks before closing and they are requesting a reinspection. Most of the stuff that was done was piddly little stuff like doors not latching, one open splice in the attic, anti-tip on the oven, etc. Stuff that is no big deal. The two major things were the siding, which is handled, and a section of rotten roof that I had repaired by a contractor and have a receipt for.

The due diligence is over now, but I'm worried they are going to try and hang more stuff up on me when they come back and reinspect. Maybe I am just foul over these people, but it is a pain in the butt. Especially since every time they come to the house I need to come home from work to get the dog and cat out. Takes over two hours of my day, and who knows how long it will take on this reinspection. And I am completely swamped at work and my wife is out of town next week.

Selling a house sucks.
 
Tell them to fuck off because everything has been repaired and you will not allow anymore inspections. They think they've got you by the balls. Let them know that is not the case. No way are they going to back out now.

Building a house sucks too. I'm going through it right now.
 
They have to realize that they are pissing me off. I had a bunch of stuff that I am entitled to take with me, but I have no use for in the new house. I planned on leaving it, but now I'll throw it in the trash before I leave it for them.

The stupid repair request says that they have the right to inspect the repairs. I'm going to tell them in can be done right before we move out on the 19th. We close on the 21st. I have too much stuff going on next week and early after to take time from my day to do this.
 
Tell them OK, but it will have to be between 9 and 11 pm on the 19th because that is the only time you are available, and you're charging them a fee for your time to be there with them. Or that you will email them pics for free.
 
Are they planning to do a final inspection and a walk through before purchase? Or they considering the "inspection" their final walkthrough which everybody does.
 
I would tell them to pound sand.

I liked the idea of having them come over in the middle of the night, though.

Glad to see that people don't think I'm being unresonable not wanting them to come again. The fucked up thing is that I have already provided pictures and receipts. Seriously, the ONLY reason I can see them wanting it to be reinspected is to try and add more to the list.

The things I fixed inside are things like three doors not latching (shifted latches and sanded down one door, easy fix), dryer duct broken loose (removed all of it, cleaned, reinstalled with new aluminum tape), windows not opening (painted shut, cut them open with knife, open now), anti-tip on oven (installed), and an open splice at the attic fan (removed wire, installed longer wire and terminated inside controller like should have been). Outside they had me fix the rotten section of roof (have receipt) and repair a bunch of rotten trim/siding (have agreement with them to have a contractor repair for $850 that I am paying). Oh, they also requested that I repair the fireplace door that THE INSPECTOR BROKE! I had already repaired that the same day since he left it sitting on the floor.

Why the fuck would they want to reinspect?
 
Tell them that if they want another inspection, they pay for it, it will be at a time that is convenient for you (I like the 9-11PM idea), and if anything else is discovered, it will not be repaired. Due diligence period is over, if they walk, they lose a lot of $$.
 
Sounds normal to me. That's what I do when repairs are made and to ensure the property is the same as when it was initially inspected and/or viewed. Its what I did on my house and what I do at work, so it seems normal to me.

Hell, for all they know, some jack leg contractor put duct tape and a few band aids on and called it a "repair". I'd want to verify repairs too! I took numerous pictures of the repairs to my last house sale to verify completion but the buyers never requested; they just took my "word". Easy enough but they opened themselves up to all kinds of risk by not verifying either by pictures or a reinspection...

They are welcome to inspect the property again, but it needs to be reasonable. Re inspection should be limited to verify repairs, not to add new items to the list. Otherwise its a witch hunt and you'll never close.

The buyers can ask for anything they want, even every little item on the inspection. You can accept or refuse and negotiate the sales price accordingly.
 
I just told them they are welcome to reinspect, but only the items that they requested being fixed. Nothing can be added like last time. Made sure that was the case.

I get why they want to do it, but they are really piddly little things. Honestly they are going to spend more on a reinspection than it cost me to do the repairs in the first place.

I'm just paranoid after last time, and annoyed at these people for the way they have been demanding everything and hanging the due diligence over us. It is a damn 26 year old house, you aren't buying a new place and sure as hell are not paying the price of a new house.
 
How is a re-inspection going to cost them money? It is probably just the buyers coming to check it out to make sure it is done, not a home inspector coming back. If they are paying somebody though, they are crazy. But I 100% agree with rockcity - I would be coming back also to make sure you did the repair right and not some hack job.
 
is this their first house?
Has your realtor verified there financing?

Could be an attempt at a weasel clause or a delay tactic
 
Its their first house. They are nervous. Be patient but firm.
They are likely young.
Just invite them over for a beer to check the place out. Make it informal as hell. Once they get to know you itll calm their fears.

Talk about where they want to put the crib and how they will hear the baby crying down the hall. They will be in a rush to close.
