Retrofitting A Building

Well, no need to renovate the lawnmower shop. The Schoolhouse was delivered today.....

It's already wired, just have to trench out to it with feeder. Rain meant they couldn't set it up yet, but they'll be back out in a week or so to wrap it up.

It ought to give them plenty of room to store everything and do all the schoolin they need.

Dang, you're the best dad your kid has ever had!

As much as Id love to take all the credit, the inlaws helped out quite a lot on the building. They may get on my nerves but I couldnt ask for better inlaws on that side.

Thats what I said. Oddly enough, thats how we got a deal on it. A lady spec'd it out and when they went to deliver it she started asking about plumbing ect, and they dont allow you to live in it if you are renting to own it. So they knocked several grand off of it for being already designed and built and just paying for it.

Properly poured piers , some hurricane straps and brick under pinning and your 3/4 into a pretty nice simple dwelling. Beats the crap out of a 1960 single wide or van down by the river.

I’ve for sure lived in way worse and smaller. I’m with you. I could live in it if it was just me and a dog. That building with a massive shop on a chunk of land would be just fine.

This is pretty neat. what is the market target here - is this a rental "shed"? I'm guessing the company is very particular about it not stated as a living dwelling bc that would change the code spec requirements.

Its built with studs on 18", panel walls, and 6x6 runners underneath, and the ceiling is insulated and covered. From what the guy told me its not a code thing, but a problem of repossessing it if they stop making payments. Apparently its pretty easy to repo an outbuilding, but harder to repo someones primary residence. They said if its paid for you can do whatever you want with it. Its built by the local amish folks and seems to be decent quality. Ive noticed a few cosmetic things here and there, but it seems really solid.

It's a financed "shed", they want to be able to repo it as soon as you miss a payment , they don't want to have to go through the legal eviction process.

I think the target is a "She Shed" kind of thing. Or "home office". Most of these buildings are "Rent to Own", no matter how they are upfitted.

I definitely looked at them a while back. My MIL's health was getting worse, and we considered moving her here, but letting her have her own space. This would have been perfect or a studio apt with bathroom and kitchenette.

Got everything hooked up finally. I'm gonna need one for the shop. How'd your install go? Only problem I had was not knowing I needed an adapter for the gauge and vacuum I borrowed.


The schoolhouse is ready for school Monday. Was supposed to happen last week, but apparently the builders got the traveler wire between the two light switches mixed up and it took us a while (and some help from an electrician) to sort it out as to why the lights wouldn't work. The build quality is better than other shed builders, but not what I expected from the amish. I guess at the end of the day, its still just a "storage building" so i cant complain. All that's left now is button up the mini split by filling the wall hole and wrapping the lines, and I still have to crawl under the house to run the line for internet back to the router. Beth has had a ball setting everything up. From the teacher desks and kid desks, to all the decorations and whiteboards and all the other little things. She really has made it a school.
