Roof damage from storms.....

So my shop/office in Hartsville took some damage from the storm. It's 50 x 52 concrete block. I'm not sure on the total dimensions of the roof. I have asked two different people local for a quote. One was 3 weeks ago. Still nothing. Got the quote form the insurance company. Was looking at it.

I assume that is SQ FT of roof?

So they depreciate the roof? Just trying to understand this insurance estimate and how much my roof is going to cost to fix... any advice on this for those who have been through it would be appreciated. There is also soffet damage from the aluminum being ripped off and vinyl siding on the front wall. Which is minor in my opinion compared to the roof....
 
Roofs are depreciated. It’s a capital asset with a fairly defined life expectancy. So yes, they will take into consideration the depreciation when quoting repairs or replacement.
 
If you know the roof pitch I can give you a multiplier that should get you in the ball park of sq footage
Should be 275-325 per square of shingles depending on type of shingles

Just had my house roof replaced, from wind & hail damage related to April 14th. storm. Plus the roof is /was 18 years old. My ins. [Erie] said they are still repairing/replacing roofs from the April storm, in my area. I was Really surprised at it's age, that they did a full replacement cost, less my deductible! That may be tied to the "full replacement coverage" of my policy, but I was worried they say I had Normal wear for a 18 year old roof. They were also "generous" with their estimate, & included coverage for several water stains on my ceiling. Basically, they wrote enough into it to cover my deductible, as long as I take care of the water stains, myself. Not Every Ins. Co., is "generous", but Erie is!
 
Looks like they are saying 31 square @ $200 a square ($6136). That about what I could get it done for around here. $50/sq. tear off $50/ sq. nail down.
 
The pitch changes @Loganwayne This building was a local rescue squad building built in the 60's. They added on an office and sitting area later. So it has one pitch on one side and two on the other. I've got two people that are superposed to give me a quote but neither have done it yet. So much fun!

So your roof is probably around 30 squares of shingles more or less. So that puts them around 350 a square. Most likely that is for a full roof takeoff and replace. Also double check to see it that quote has any money allowances for damaged roof decking. Or If all that is additional charge

He said there is a sag that will need to be addressed and he put $1500 in for that but that he would not know until the roof was off to see what it was.

How old is the roof? Is their a way to look at the underside of the decking from inside? A sag could be just an old joist sagging or it could be rotten or broken which in my mind would cost more than 1500 to replace. If the roof is pretty old our roofers always allow for 10% of the roof decking to be replaced as well.

I bought the building in 2000 or 2001 and it's never had a roof that I paid for. Roof could be 30 or 40 years old. Yes there is an access into the roof joist area. I have not been up there in years.
