Roofing cost?

I had the roof on my 1000 sq/ft house replaced with architectural shingles in march of 2015 , kinda got a promotional deal at the local home show , they threw in the architectural shingles for the same cost as regular shingles , it was around $3300.
 
We charge 250 a square with tearoff. 195 a square without tearoff. There is cheaper out there. I wouldn't let anybody roof it without referrals.

Just out of curiosity, how much extra would it be to do a tearoff of a shingle-over? I really hate the previous homeowner sometimes..... Cheap and short-sighted.

I just purchased a metal roof $1.85 linear foot I will install with the help of a few friends. $2,347 going right over the shingles with synthetic under lament & 50 year warranty. Simple roof? easy as shit. I have 4 valleys..
 
Depending on size we typically just charge enough extra to cover the added cost at the dump. Typically 100-300 more.
 
How old is the house? How old is the deck? Already have 2 layers of shingles, probably will have to do a complete tear off anyways.

I bet it's architectural ones that they will not warrrany also. Probably only 3 tab. They nail a lot differently.

That probably makes sense, I did architectural ones on my last house I do remember, the guys were going to remove everything even if I did standard shingles too though.

Anymore information on the synthetic under lament you speak of. I have been eyeballing a metal roof, but was under the impression you had to remove shingles first.
 
Most manufacturers will warranty metal over shingles as long as there is a synthetic underlayment between them. Repel is a brand we've been using for a couple years because that's what union corrugating carries. Most synthetic is about $100 a roll and covers 10sq.
 
That's standard practice only cheap asses and shady roofers will go over shingles with shingles
Helped a buddy re-roof a house in raleigh once, pulled 3 layers of shingles up before we could begin repairs to the sheathing. In July!
It was amazing how much the ridge beam straightened out with all that weight removed.

we will shingle over if thats what a customer wants. We never recommend it but if someone needs a roof and can't afford an extra couple grand it is better than letting it leak.

That's who I got my material from.
 
I got complete tear off, 30 year arch shingles, new ridge vent, repair about 4'x'4 area, reflashing, and vent collars for less than $200 per square. Came from a very trusted referral and when I met the guy I didn't have any reservations. They're over halfway done now and they started this morning. It all looks good but I wish we would have picked the darker shingle! :eek::D

In the blazing summer heat, you may be thankful for the lighter shingle. I know my neighbor was kicking himself after going near black on his roof. In the summer time he can't even open his attic door it's so hot, even with ridge vent and two gable vents.
 
You think shingles are bad. I was stuck in a dorm attic at wake last week in 85 degree heat. Concrete and slate don't breath at all.
