OK, so we plan on putting an offer in on this land soon. I am trying to do our due diligence stuff so we can give them a timeframe when we make the offer.

I really want to be able to support some friends, especially with this economy. We are blessed enough to be able to go after this undertaking, so it would be nice to be able to give back and support people in our NC4x4 community whenever possible.

At this point we need to find a well person to come out, see what they think of the land and the ability to put a well on it along with estimated cost of well. I also need a septic person to do whatever tests need to be done to the land and help me with an estimated cost of the system.

Eventually I really want to use NC4x4 guys for everything on the house that I can. Right now, just looking for these. I have names/numbers of people I can use, but if I can support an NC4x4 friend that's what I want to do.
 
Pretty sure you will need to get the health dept out to do a perk test. That will determine type/size system and maximum number of bedrooms your house can have. If the land perks fine then number of bedrooms will not be an issue. I built a house for a couple in the late 90's, it sat on 6 acres of land but could only have two bedrooms, due to crappy soil. Hope the property you're looking at is not in Creedmoor.

The location of the septic drain field and repair area could also impact well location. I would start with call to the health dept.
 
I was told today by the soil guy that the land will perk, but I need someone for showing where the well would be, septic would be, etc. There was a study done and they said that the land will support a 3 bedroom house, which ours technically will be.
 
I do septic work for a living in Forsyth County. The health department will have to issue a construction permit for the septic system bebore it can be installed. So it will be hard to get a price on that untill the HD tells you where you can put it and how many feet.....At least thats the way it is in Fo county.
 
OK, cool. I will go to the HD first. I wasn't 100% sure how to go about it, I have lived in a house with well and septic before, but never had one installed. I'll go ahead and get the ball rolling with the HD/permitting guys.

Bingo. The health department came out and did a soil test, and said that my soil was ok, but that since I had the room, I had to put in 800 linear feet (3ft wide by 3ft deep trench) for our house if we used conventional gravel. I said lets pretend I don't have room... The cheapest quote I could get was about $5500. Ended up going with a chamber system that allowed 25% reduction on the linear footage, and brought the price down to around 3 grand. Just to distribute water into the dirt.:poop:

In Gaston county, you have to get a septic evaluation $$, a well permit $$$, and a septic construction permit $$$,
 
I build houses for a living, an you will need to go to your local enviromental heath, pull a well permit an septic permit. Give them a general idea of where the corners of the house is gong to be, by driving stakes in the ground. They will come out a lay out your septic system. Then they will spot your well. If you dont like where they put it, you can ask them if they can move it, as long as you have room for your back sets an septic an neighbors septics they will move it. Depending on the size of the property. Because if the property is small you really dont have much of a choice where you want the well. It is really one of those things that is not up to you to decide, where you want to put it. Hope that helps
 
The property is 5 acres. I am going to do the well and septic permit stuff through Wake County Environmental Services. Apparently there is only one area that they said I can put the septic system, so purchase of the land all hangs on the approval of the septic system.
 
Now i know in Fo County you can put the system in yourself (after you get the permits of course) as the home owner. So if its the same there you can find a buddy with equiptment and the know-how to install and "do it yourself". That will save you alot of money compared to paying a contractor to do it for you.
