Anyone know where a good place to get metal garages from I'm looking for a 24x 24 or close I found one online for $3200 installed that's best price so far

Is that with the concrete pad? A friend of mine just had one done with pad/electrical/water/building, 6500, local company
 
I've always been a fan of I-beam construction vs. the metal tubing frames. That being said, I was quoted 17k for a building package from Heritage. It's a 40x60x14 with a 20ft shelter down the 60ft side, a 10x10 door, a 14x14, and two man doors. Seemed like a good price to me, especially after a quote of 39k from Allied Steel!

Anyway, they make they in smaller sizes and if you check their website, they'll usually have certain sizes on sale from time to time. To me, it's worth it to get the heavier built shop with insulation. Not sure how you feel about it. You could always call them up and ask, they're good people.
 
Not the best but not worthless, worked out of mine for eleven years, built 6-7 rigs in that time including my buggy. Worked great until I could afford to build my new shop, and now makes great storage for all my toys and stuff. >> 3600 is a terrific price, mine was 4100 11 yrs ago.

You just have to be creative with storage and work area.

I have a question about something I am always unclear about. Hopefully someone that understands construction laws and permits can break this down into some simple literature.... I think it would be cool to design a small fab shop/building, and I would want to build it myself too.... Do I just go outside and start building it? Or what?

I seen ur build on ur building it's awesome wished I had the room to do that I've always done construction so building it isn't a problem for but cost and time wise the metal buildings look nice and a lot cheaper

Depends on where you live. Here you'd need three things...

1) Zoning Permit
2) Septic check by the Environmental Health Department (making sure you're not building on the tank, leach lines, etc)
3) Building permit (typically sized by square feet, for a metal building I believe ours is $15.00/sq foot)

Anything over 12' in any direction typically needs a building permit from just about anywhere. Building permit does NOT include any electrical work, plumbing, HVAC, etc.
 
Whatever you do stay away from the two doors, get one large door in the center(if you will building rigs in there). You will find that with two doors you will be wishing you could get the truck in the center of the garage to work on it and you wont be able to easily. I'm on my third house, first two had dual 8' doors and the third one has a 16' door. All 3 garages were 24x24. The first two garages were unusable with the two doors for anything other than storage. The single 16' door makes moving trucks around easy or even backing the car trailer in and doing work on it while its raining etc. Try to get a car trailer through a 8' door, not gonna happen
 
Check with three star carports in Hickory. They came to Asheville and built mine in one day. Very reasonable and the owner of the company comes and oversees the build.
 
Yea I thinking about just having the building put up with three sides enclosed then I can come back and frame the front in and do one big door

Thats what I did. I only did an 18x21. Now I'm adding to it to make it 18x36. 9' walls, vertical roof, 3 sides and 4th gable enclosed, walk in door and it was around $2800. Bought a 16' insulated door off craigslist with opener for $125.

$15 per square foot seems awfully high. His 24x30 permit would be over $10000
 
I just ordered mine from versatube.com. It should be at my house in a couple weeks. I will be putting it up between Thanksgiving and Christmas. 24x20 with 10' wall height. One walk door, one 10x10 door in the center of the 24' end. Versatube has an insulation option which is one of the reasons I went with them. They also use 2x3 tube instead of 2x2. It is about $6500 minus concrete and electrical.

That's how we value the building. The permit cost is something like $3.00 per thousand of estimated cost. So it's really not much at all.

Our 15 per square foot estimate is on the low side too, most places are closer to 30.
 
That makes more sense. The way it read, the permit was more than the building. $15 per square foot for value of the structure in understandable.
