Adding on to your house

^^ Pretty much what Shawn said. If you can just "update" the kitchen with new counters, paint, maybe appliances, it will be a lot less. Figure $8-10k for cabinets, if you need or want to do new ones that are stock boxes with nice wood doors. If the cabinets are in good shape, you can do new granite counters for around $2k, maybe less if you shop around. If you plan on renting it, maybe do laminate but if you're staying for a while or planning to sell, you pretty much can't do less than granite. $4k + for new appliances
 
Kitchen will only needs new counter top and a coat of paint on the lower cabinets. Upper cabinets have already been done. For this kitchen it would be a laminate counter top. I've priced that out at about $3-400 custom cut and made for my kitchen depending on edge. The kitchen is the least of my concerns.
 
There's alot of shit I never done... Til I just jumped in and did it. Adding onto a house was one of them at one point...

First home renovation project I ever really did (other than painting a room) was building my house from the ground up. Its about 900 sqft living space upstairs, 2 car garage and 14x24 covered deck downstairs, and we did the whole thing for under $70k including grading, well, and septic. But we did a lot of the work ourselves. We have about $2500 in our entire kitchen including appliances, cabinets, and countertops, but it took a lot of searching and labor. I'm not up on my biblical quotes and I normally stay out of talking religion but I'm 99% certain God only told Noah to "build one in preperations of a great flood". Something tells me God didn't lay out any plans.:D I feel my quote still stands under Common Sense Law RatLab.:flipoff2: PLEASE don't make me break out the bible just for this... Hopefully someone more Bible knowledged can back me??

maybe one of you IT guys can write some code that we can click on before we type sarcasm that will make it a different font kind of like the "italic" font. we could call it the "sarcasm button". then i could have used it before this response.
 
It will cost more then you plan for is a guaranted in a home remodel. You have to look at all the hidden cost when doing this to get a good estimate of what it is going to cost. That is why the estimate you where given was so high. You never know till you open up a wall what you will find and have to fix to pass inspection.

That two car garage will run 20k or more if you have all the work done for you. Then you start on the house, upgrades to electrical and upgrade or add a second hvac unit are just some of the things you will need. Your 30k budget quickly runs out.

I would look around at houses to see what you can find with home prices right now you can buy a lot more then you can build or remodel and get a lower interest rate.
