I need some off-road therapy sooner rather than later. this has me Thinking about going this weekend
I don’t know but it would be a heck of a long turn investmentI will join you.
Who do we hire to keep the riff raff and trespassers out?
I found what somebody bought it for last year. Tennessee Property Data Home Page ......looks like they are trying to double their money....I could probably look it up, but anyone know what they bought it for years ago?
Haha, this is funny but true....Better hurry up and buy it before Epic games billionaire buys it and gives it back to the state for a bug conservatory
Turns out it's also available for lease...

Maybe we have some slick bullshitters on here who could form a "hunt club", make some phone calls, and part of our hunting would be going 4wheeling to get to the good spots. Or maybe just "enjoy the great outdoors" in our rigs. $53k/year would be pretty acheiveable.
Slow down with that thought process before you fall asleep by the camp fire with a pork chop hanging out of your mouth there sparky.....lolWhy couldn’t a Co-op be developed to purchase and operate the land? Seems like it would be the most effective method…
only issue is September to basically mid may is hunting season. and you can bet if a club is willing to put up 50,000+ a year they want unlimited access to it to maintain trails, shooting lanes, food plots and what not.Random thought and I’m out of my depth as to specifics but is there a way to buy the property as a haunting based operation, rent “leases” during season and then wheel it the rest of the time?

There is a way, SOUTHERN 4wd.

Not to argue but just to ask the question. If the property is owned by X and leased to Y is it not the property owners right to dictate access. Trail access would be no problem (obviously) because they would be kept up via the concept of land usage. Food plots sure but that can be done and maintained during off hunting (wheeling) timeframes. Idk, I just think it would be a possibility and generated funds. Given, I’m typing this as a poor ass fool who would just pay an annual trail fee to come rub elbows with you rich types.only issue is September to basically mid may is hunting season. and you can bet if a club is willing to put up 50,000+ a year they want unlimited access to it to maintain trails, shooting lanes, food plots and what not.
It would all depend on how the agreement was written. But the guys that lease the property behind my buddies pay close to that amount in just the lease, add in the maintenance they keep up stocking of the ponds and pheasant shoots they probably pump 75,000 a year into the property farmer has unlimited access of course as do they but the leasing people have say whoNot to argue but just to ask the question.
