I bought some land (53 acres) and would love to have the property lines marked out, but not wanting to pay a small fortune to do it. I don't mind helping and would love to trade said surveyor for wheeling privileges on the land. I have everything from mild to definitely impossible. I have previous surveys but they don't do much good for me.

I've been out of the industry for 5 years. If you were closer to Apex, and I had more free time I would try to help. If it's not too densely forested It might be done faster/cheaper w a GPS rover as opposed to traversing the entire boundary before marking anything as was the process before GPS. The age of the last survey, the number of corners, finding them all (or not finding some because they are gone) hills, thick brush etc. can make the job easy or hard. If any of your neighbors/adjoiners have had a survey done recently, last 10/15 yrs. The surveyor who did theirs might have info on part of your common line/lines already, that can save time and money if you get them to survey/flag all of your lines. If you've got some good hunting land a local surveyor might do it cheap for some hunting rights, if they're not into wheeling. I know for a fact that the triad grows some BIG bucks.

I know there are at least 2 on here (at least they claim to be).

and 58 fabricators, 366 hard core wheelers, and 2 certified know-it-alls (ya'll can fight over that one)

I actually downloaded the HuntStand app on my phone, it overlays the property lines on google imagery and shows your location via GPS. I feel it is pretty close, but not exact obviously. The only survey paper I have was probably done in the 90's, or before 2007 or so (but I haven't looked at the date). Some of the property markers on the survey are shown as "Chisel mark in rock" (well dang there are LOTS of rocks!), or "20 inch Oak", etc. There are some marked as rebar, but I have only found the rebar at the driveway (haven't looked for the others too much yet).

It is probably asking too much to even think about getting it surveyed as a 'trade', because it is DEFINETLY steep terrain and I'm sure it would be a pain for any surveyor.

I just had my property done back in the summer. Approximately 14,000' around it. Guy charged about $.45-.50/foot to survey and chop lines. I know where in different areas and terrain might make some difference. When I was talking to different people I had quotes as much as nearly $1.00/foot for same work.

Google maps, and the county GIS are off about 6' on my place. Whole thing is rotated a few degrees...east end is north of the line, west end is a few feet south. Also, both show one of the lines as bowed, running in at the center point about 4' over 1500'....on the deed description, and in person, it's a straight line, point to point on the corners.

Use your phone to get close to the corners and then look for 3 chops on tree trunks, the 3 chops/hatches are facing the corner. A good surveyor would hatch the trees along the lines now and then to make a lasting marker of where the line is out in big woods. 2 hatches show the line passes on that side of the hatched tree and trees flagged along the line have the knot facing the line like the hatches. A tree w 2 knots in the flagging on opposite sides is on the line. Find a few hatches on either side of the line and you can sometimes get within a foot or less by flagging the trees or putting a few flagged stakes at the trees and looking down the line/adjusting them and looking again etc. A blaze is an oval cut on both sides of the tree showing it is on the property line. You may find 2 or more trees w 3 chops at the corners and all of the chops should face the corner helping anyone to find them. The ideal corner marking would be 3 trees in a triangle w all the hatches facing the center of the triangle and the corner near the center. The chisel marks on the rocks may be painted, or not and may be a cross or a triangle w a hole in the middle or a V or L w the lines pointing down the 2 lines from that corner. Also look for survey flagging still on trees or on the ground that might help you find the corners, that shit will last a long time. Old hatches sometimes just look like 2 faint, thin horizontal lines in the bark of some trees and if you find any kind of hatches you'll probably find more as you go along the line looking for them. Also the " ...20" inch Oak " should have 3 chops on 2 or 3 sides if it IS the corner, only 3 chops on one side and it is probably a witness w chops facing the iron or rock that is the corner.

^Good info there. Some of the flags are still hanging on my property from where it was surveyed in the early 2000's, but a lot of the color is gone from them, so you have to know where to look. If I were smart, I'd put some new ones out before they are gone, but I'm not that smart.

My uncle is a surveyor, but I don't know what he charges. He's also into hunting, so you may could give him hunting rights to get the price down (or even down to nothing). If you want me to ask or put you in contact with him, let me know...
