Best websites to search for acreage

@Wes thread prompted a subject: what sites does everyone use to look for property/acreage for sale in the Carolinas? There has to be better options than places like realtor.com and zillow.com which do not serve acreage buyers very well.

In the next few years we may be considering a small property to purchase. Most likely a few acres to build a shop, do some shooting, go camping, maybe have a very small mix of livestock. I found this place a couple years ago which does list lots and acreage, but choices are limited so perhaps the site is not marketed well.

There was a good thread on this a while back if somebody can find it.

The land we bought, and the best prospects we found, were not listed, but were for sale by owner. Nothing but a sign by the road. We did a lot of riding around. We saw the sign for the land we bought on the day after he put it up.

I have not used it personally but I see a good bit of mossy oak properties signs around here.
 
Realtor.com, landwatch, and Craigslist are my go to resources.

There are good properties listed by them but have at least a 20-30% + premium on what it should realistically be listed for.


We drive around and look at records from the courthouse. The best deals we’ve found were not even listed for sale. Having a couple real estate attorney and surveyor friends helps to put us on leads.
 
Mossy Oak is just another real estate brokerage franchise. Just like Keller WIlliams or Remax etc.

In SC the best land deals arent going to be on the MLS most times.
I cant speak as definite about SC.
These are the sites I searched when I bought my farm recently...though I found it FSBO with a sign nailed to a tree.

I dream often of property in the upstate to have to play on. Some good resources there.
 
Found mine with a sign beside the road as well. Had it been properly advertised it would have sold sooner and for right much more money. I got lucky.
 
One other thing I did...took a bunch of my business cards, wrote on the back something like "looking for 5-75 acres Lee/Moore/Chatham". Told everyone I ran into that I was looking for land, and to pass it along. That brought a few leads, two from folks that really hadn't thought of selling off land, but knew my family from way back, and would consider selling off some.

Also...I got on our county GIS system. Looked up by owner....found some leads that way. One prospect was a older contractor that years ago bought 30 acres on the river for a future development, but never got around to developing it. Looked up some long-time real estate people, contractors, farmers, etc that might own a random tract here and there. Mainly folks that I knew had been around the area since forever, and were into a lot of different business deals and stuff, and may have ended up with some land one way or another.

And...don't be scared off by MLS listed tracts that are larger than what you want or are out of budget. Landowner may be interested in splitting a tract, or the realtor may have had other interest in part of the tract, but not the whole parcel. Doesn't hurt to ask.
