Callentee - Mtn City (2cd half of armour all)

I consistantly ride (MOTORCYCLE) an area in Alexander Co. that one man owns called Brushy Mt. Motorsports. Its 1500 give or take acres and has I believe over 40 miles of trail. His initial investment is hearsay of alittle over 1 mil.. My point is you don't have to dream for hitting Pluto, I'd settle for the Moon to start with. Think of the potential of mearly 800-1250 well organized acres. Organized finaincially and logistically.
 
The bright side of a down economy is that the Callalentee property, if sold this year, would not sell at the per-acre rate that Cracker's Neck went for. In fact, assuming no movement towards development on the CN property (no lots created or sold) it could actually work against the sellers as a comparable property sold during the peak of viability that has failed to yield any revenue in the past 4-5 years. Of course, this means nothing if CN is already a thriving mountain home subdivision. I haven't been back over there since it closed.

I spent alot of time up there in high school and hunting leases. There are some good sections around there.

The only problems Mr Brown has had up there were from the EPA regarding Armor All. Back in 2001-2002 we had cut that trail all the way to the end. Later, residents downstream complained of dirty water and we were asked by Mr Brown to not ride that trail. Several huge trees were felled across the entrance and it went unused for 3 or 4 years. All of a sudden it was opened back up a couple of years ago. When I asked Mr Brown about riding it in 2007 he didn't say yes or no, just mentioned the problems he had had with the EPA. I'm guessing the park will not be open that much longer and he probably doesn't care one way or the other. Another EPA visit could be the straw that breaks the camel's back though. Just a little history on Armor All :)

To be honest, I'm not bleeding heart but when I went there my first time I told my wife, within the first 15 minutes, "this place won't be open long." Land management is a joke there. You can't hope to maintain a place that clearcuts the forest without using BMPs and allowing anyone to drive through multiple stream crossings. If you look around every stream there is filled with sediment. If we plan on keeping that place it needs a major overhaul. Buying the place outright is the least of your worries. It would take an army to get that place back in acceptable condition.
