Decided last weekend we were going to sell our house and find one with more land.

Of course, we immediately found one we love.

Going to push hard to get this house ready for the market, lots of little things need work. Started the push today.....
 
And if anyone has any recommendations for installing new gutters, please let me know!

step 1 - call gutter guy
step 2 - do something else while he does it
step 3 - happily pay him b/c you didn't have to do it and you didn't something more expensive in the meantime

I guess I should have said "who knows a gutter guy" because all I am going to do is tear the old ones down and call a guy. :lol:
 
So today we tackled the back yard. The previous owners had a horrible idea for their bushes and we never fixed it. It looked terrible and closed in the yard. That and a fence post snapped during out last storm. :lol:

Tore out all the old bushes and planted some new ones and ran mulch everywhere. Tomorrow I am going to pressure wash the deck, finish fixing the fence, and lay the last bit of mulch.

Had a bit of overgrowth......

It wasn't a poke at you, specifically. I see this happening all of the time when people decide to sell and get amused at it. :lol:
 
Oh yeah, we do too. We've looked at a few, one had a window literally rotted out. This was a nice house that wsn't well maintained. They were like "we'll fix that" and I just kept thinking "why the hell wouldn't you, there is 6" of air gap on this window! :lol:
 
Finished up my two decks and landscaping. Need to get more mulch as some got washed away during that washdown storm last Friday.

Have a few small items to take care of inside the house and then I'm going to get some siding and trim repaired on the house. Should be ready for the market soon.

Speaking of, anyone good with siding and trim and want to make some money? :lol:
 
Well, back yard was almost done until Thursday when that storm made 800lbs of yard waste for me. Took me forever to get the yard back to where it was. But it is done now!

Upper deck (ignore brown spot on siding, am painting the siding back here this week) And check out that handsome guy in the window......

Scary crap isnt it. We listed our house on 15 April. Closing is on Monday. I am sitting in the house we are going to buy right now.

No, they really weren't, we are just in a very desirable area. The only houses in my neighborhood that stay on the market for longer than a month are the ones that aren't well maintained.

My house has a completely renovated kitchen in the last year, brand new appliances, new floor and paint, brand new HVAC system, and has been kept up pretty well. We are putting it on the market next Thursday provided I can get it all ready by then.
 
If they sold that quick they were priced to cheap.

Yup, that is what happened with the first house I bought. It was priced below market value and I got into a bidding war over it after 2 days on the market.

I hate to say it but if it is that desirable area you can ask a higher price. May take a little longer to sell but you make more money.
 
Well, I know what I need to get out of the house, and I know what other houses have gone on the market for. If I was in no hurry and wanted to sit on it then maybe, but with two kids and a new house waiting, I'm going to price it where the other houses were at. The money we are saving on the purchase of the new house will offset the extra money I might make if I wait longer and risk losing this other house.
 
Its just like any thing else, if you are happy with the saling price, thats all that matters. Totaly understand your concept on saling yours an buying another. Good luck with both. :beer:
