Exhausting next few weeks here......

When we sold our house in Lewisville, it was only 7 days on the market and the 3rd couple to look at it.
We did go down a bit on the agreed price.
I've always wondered if we could have gotten more... but then I think about what it would have been like trying to deal with it after moving out... making arrangements for mowing grass, worrying about people breaking in, what if it rains hard and the gutters clog and the basement floods... sometimes it's not worth it.

We really liked the people we sold it to, another young family just like we were when we moved in. Felt like a good deal for all of us. I don't remember the selling price, but I do remember them and feeling OK with it.

It comes down to what you value more at the moment- time or money.
 
Yeah, it is a fine line between selling quick or making more money. In our position, I would rather sell quick than have to keep the house show ready all the freakin time.
 
How is the northern Raleigh (Milbrook area) looking these days for value anyways?
My BIL just took a job in Cary (starts Jul 1) but his GF is at Duke so he wanted to live closer that way (Not what I would do but hey whatever)

Yep, that was a real pain in the butt, especially with an 18 month old. It took us 6 months to sell our house. We sold it last year FSBO, and the buyer didn't have a realtor either, so we came away with a nice profit.

It is pretty good still, not as good as if you go further up towards Wake Forest but still pretty good.

That is the same situation we are in right now. I work in Morrisville (next to Cary) and my wife works over at Duke. My house right now is by Six Forks/540 area. Great area, we love it. Just need more space to act stupid. :lol:

Big lot? Big garage or just a house?
 
like i said in another post there is a nice house in my neighborhood .75 acre lot with HUGE dettached garage , extra apartment below etc

for $300K
 
He's a single guy, 33. For now he's just renting an apartment somewhere in that area, apparently he was able to transfer his lease from his old place b/c it was the same company. He won't be looking to buy immediately.
He's not much of a big house kind of guy, but he does have a lifted FJ Cruiser I've been helping him build up so I'll lean on him to get a cool garage this time :D .
Oh speaking of which this means I'll actually be in that area occasionally now too. Look out lol.
 
I think they are looking for a nice 2150sqft house in a neighborhood on the corner of Bridgeport and Lead Mine.

That was pre-540, now it isn't bad at all! :)

My parents live in Cary. Sometimes it does feel like a long drive though. :lol:
 
Couple years ago I wanted / needed to move. Found a nice place and put a bid on it. Got accepted and then it was oh shoot. We are living in another house that is not on the market yet. Had been working on it though for a couple years. So. Put it on the market for what I wanted out of it and it sold in 3 days. Did not even get stuck with 2 different house payments the way it worked out. Inspector came out as it was a VA loan company and he could only find one gig that I fixed on the spot. Garage door would not stop for any pressure . Safety gig.
 
Good luck man. Something I found out years ago. Curb appeal will get them in. And staging the inside will hook them. Also marketing it to the right crowd. Our last one was good for a young couple so we marketed on Ft Bragg .

If you have open house, or a scheduled appointment... bake homemade bread just before they get there. Gives it a warm, home feel that will help in your favor.
