House hunting complete!!

Who lives in Sanford? I’m looking at moving back to the fort Bragg area and looking at a property around Sanford. 1935 Rice Road is the address. I’m going to look at the property tomorrow and would like someone local to pick their brain about the area. I lived in Raeford for 7 yrs when I was stationed here before but this is going to be our forever home. Any help would be great. Thanks
 
I've got several friends in Lee county.

One is partners at Stewart and Sellars automotive (mechanic shop)

Appreciate it greatly. I’m not totally unfamiliar with the area as a whole but Sanford specifically and anything to do with lee county.
 
I, too, am on the opposite side of the county.

I'm not sure about the rice rd. area now....used to know some folks over there. I know a couple of the sheriffs deputies, I'll text them in the a.m. and see what they tell me..

From that side of town, you'd go 87 into Bragg... Most folks on this side go down 1, then iirc 690 to a back gate. Less traffic. I'll ask my neighbor when I see him how long it takes and what the traffic is like, when.

NC42 (Broadway Rd.) thru that area is fixing to have a big widening/4 lane project from Sanford to the bypass. That church right near the turn onto Rice is the one I posted about a while back...DOT is going to dig up a couple hundred graves. You'll have to deal with construction traffic for several years.

If i was looking "forever home" in this part of NC (which we just did), I'd personally be looking western Lee County, Vass, Carthage, Lakeview. Lemon Springs is a lot of messicans, and more double-wides than you've seen your whole life. Interesting demographics in Eastern Lee County (i.e. more crops, more minimum wage factory jobs, means it's more like Tijuana in places). Broadway proper is nice, and Buckhorn Rd area, but it's a long way for anything more than a burger at a local joint. Not too far from good river fishing in the Cape Fear, and Raven Rock SP is good for a day in the woods.

Do you have kids in school and need to worry about quality of the school systems?
 
I know that's right where the tornado crossed the bypass. Doubt they follow the same path twice. I was on buckhorn just the other night, seen lots of for sale signs. Buckhorn has it pros and cons like everywhere but there is some great folks out that way and some sorry as shit. Northern Lee seems to be hot right now as far as building and Real estate goes. What area did you live in before ?

I've drove by that place before, looked decent from what I remember. probably lots of road noise from the bypass. How big of a chunk of land are you looking for? I might know where 22 acres is for sale in the deep river area.

I was wondering about the by pass noise for sure. Thanks all for the input! Big things for us is having facilities for our animals when we move (barn, stables, some established fencing) the house is not as important cause I can do basically any necessary repairs. We have looked at houses as far out as foxfire, west end, Vass. Saw this one pop up on the list and figured I’d check it out too considering it has all the amenities taken care of.
 
I assume you've googled the address and know it's adjacent to the ROW of the 421 bypass?. The house is +/- 400' from the highway,

I did google map the whole area and I’m going to wait to stand on it in person to make judgement. After some of the other places we have been shown in quickly learning to not make any assumptions good, bad, or otherwise.
 
Going to have a place for rent in West Sanford soon that will have about 2 acres of pasture soon. 13 acres total. It had pasture before but I let it get overgrown but going to clear it again.

So we went and looked and the house is awesome. Road noise is there if your outdoors but minimal. Inside the house is dead quiet. The animal area is very well appointed so we are up in the air cause it’s only 2.5 acres. We are going back to look at another house in the Aberdeen area that’s also set up and has 5 acres although it’s a bit more $$ it is away from town more so no reliance on city services. It’s at 2756 Roseland Rd, Aberdeen.

421 traffic round sanford is not like I 40 round raleigh/cary/ etc. but I imagine it will be worse 10 years from now. But I do believe you can find a better, more quiet place if you have the time.

We have options and are going for a second viewing tomorrow. The hardest thing is acreage and prepared to have animals without paying “through the nose horse people” money. Those people aren’t right!!!
 
Realtor who showed the house in Sanford today said that if that property was 30 ish miles west he would double the price and watch it fly off the shelf like free phones in Harlem

He meant if it was 1 mile away from the bypass.....but seriously, If you like the property and can deal w the hwy noise make an offer. They may cave in and sell it for less. You will have lots of privacy on that dead end, and you could build some berms,plant leylands/ build wood fences to help quiet the noise. The animals will get used to the road noise quickly.
 
Of course, our current house will be on the market in a month or so. 1200sf on quarter acre. Enough room for quarter horses.

Well we have shifted focus and made an offer on a place in Moore county. More acreage less people better value all around. Thanks to all for the insight.
 
Offer accepted pending inspections we will be residents of Moore county!! Pretty excited because the worst of the interior is complete but still a lot to do to be able to make it “ours”. The exterior is very nicely updated. At least to our taste. The property is very quiet. Found out through the grapevine that the owners just divorced and are looking to sell quick so we made a pretty low offer, they countered and we came back 5k over our initial with the stipulation the only repairs would be to satisfy the inspections. I’m using a VA loan so I have the criteria and we will be taken care of for all the major mechanical/structural. Pretty excited to start the next chapter in our lives. I will definitely be asking for some guidance as we will have fencing to put in and also going to need to find a steel structure for our camper to live under and whether we will pour a slab for it or gravel?? All sorts of stuff for us to do lol.
