Good friend of mine went this very route.
From what I've been told, best case, you'd likely have to get it brought up to code and retroactively permitted if you ever sold it, depending on the buyer. Worst case, you may have a pile of back taxes to pay and hope that the zoning hasn't changed since you built it without permits or you may be forced to tear it down (unlikely that a garage/carport will be granted a retroactive variance from what I've been told). I don't see the benefit of gambling with a structure of any significant cost.
