NEED HELP ASAP PLEASE READ

Thanks and yes total honesty is the only way I know. I just want the correct narrative because things can get misinterpreted when it is in the written word.
 
Got it.... ALso got an email from scott and it seems that the events can still go on for now!!! He is going to file these for future use if need be.....
 
I'm with ord.sgt.26NC on this one. I deal with this kind of stuff almost daily. Glad the town is working with him and giving a chance to represent himself in front of the PBC if it leads to that and not just shot down on the spot.

My best advice if having to appear before PBC:
1. To treat PBC like the gods 95% of them think they are.
2. Hire a Land Surveyor and a Civil Engineer to draw up a plan with everything laid out including all Buffers / Setbacks / Ex. Buildings - Impervious / Boundary / Streams / Easements, ect. It's likely PBC will require this anyways if granted Preliminary approval to proceed with a permit.
3. Have your ducks in a row and even hiring a Civil Lawyer to represent him is a HUGE plus. You don't know how many times you can catch the complainers in an act of violation themselves. I've seen a many hushed on the podium with "no further comment" to squeak out of the room and leave due to being pointed out with violations of their own by questioning in the correct leading up manner. Most barking dogs are guilty themselves...

I could possibly help to gather this info but I could not seal anything for I'm not technically an Engineer although I've been a Civil Designer for 21 years. No need for a seal since I've worked at same place for 19. But I'm also sure if it needs sealed that you will pay for the work by just paying for the signed seal weather the Civil Engineer performs the work or not. LOL

But it never hurts for another eyeball for I know what to look for to corner the neighbors. :) LOL And I'm cheap. :) LOL

Encroachments, disturbed buffers, unpermitted structures, Over the Impervious per zone, Illegal Utility Connections, Possible cornering for future development, ect.

Yeah, we have civil engineers aplenty, even one or three with specific experience relevant to the topic at hand.
