Notification of Landlord showing residence?

Anyone know if NC requires a 48 hour notice to the tenant if the Landlord is going to show the home? Current landlord is giving me less than 24, often times less than 10.

Last year I had well over 1,000 dollars worth of stuff stolen from my place because I was out of town on an internship. I called the police, etc...not much they could do. This year, I will not let any of these visitations go on while no one who lives here, is here. Just wondering if next time I can tell these landlords I require the 48 so I can make sure someone will be here.
 
My co worker's wife does real estate law, I bounced it off her. She says its a gray area since it can be verbal permission. Dosent have to be written or cert. mail. or anything formal. It leans towards the property owner since, after all it is his property. All he has to do is say someone smelled smoke and he can gain entry.
 
I thought it was 48 for some reason. Generally she gives 24+. They haven't really been terrible landlords. We had a dispute over some stupid giant church like bench that they told us they would remove from the kitchen.

Ahh no. As stated, it IS their property - you are just renting it from them. There is an expectation of privacy, but they have an expectation of access to their own property. Expect that lock to be cut off and expect a bill from the landlord for the removal/rekey costs.
 
Most states if you look at a lease there will be a clause re: showing the property and signing it for rent within the last 30 days of the lease. Typically 24 hours is the norm, if anything was missing I would collect on your renter's insurance as most leases will show this is required.
 
so wait, they cant begin showing it until its within the last 30 days of the lease? This lease isnt up until the end of July...

A landlord has almost no rights to the property other than what is stated in the lease. There is no way in hell I'd let them "tour" or "show" the property at any given time. FTS.

Just drop a big deuce, stick a plunger in the toilet, and leave the toilet seat up.
 
Now Im really starting to get pissed about this stuff. Dog starts going crazy in the backyard, and I glance out the window. I see someone on the other side of our fence, next door (house next to us is abandoned). I go out side to see whats up, and then they come around into my driveway, and basically unlock my side gate. I guess they are with the landlord, coming out to do some work on the yard. I've gotten no phone call about this, no vehicle is in my driveway, no knock on my door to ask permission to open the gate. WTF. If my dog would have gotten through that gate, Id have probably never seen her again.

Apparently the place has been leased though, so hopefully I won't hear from these people again. I don't think its that the landlord is intentionally trying to piss me off, I think its that both people that run the agency are not the sharpest tools in the shed.

You should have just called the cops on the person, if you didn't want to confront them yourself. Sounds fishy to me.
Or at the very least, call your landlord and bitch at them for sending somebody out w/o giving you notice, that way they can eitehr say, "oh ,yes we should have warned you" or "We didn't send anybody..."

I called her, asked if they had people out here today. "Oh, yes we sent someone out, I should have called, I forgot, Im sorry!".
 
Sounds like from all your experiences and threads about landlords/house issues etc you are bit of a pain in the ass as a tenant. I assume you have roommates? Every rental company/landlord I have ever dealt with up here does not always call every tenant in the property before its shown. Usually they rely on the tenants to communicate with each other and understand that its the time of the year where they are showing houses and getting ready for next year. Youre a college kid in a college town and this is how most landlords/management companies are in this area. Most dont care about your "rights" or the time frame in which is convenient for you, they just care about where the next rent check is coming from so they can keep making money. It sucks. I'd stop being so particular, deal with it and move on.

Really? You don't know me, so don't make assumptions. Im a hell of a lot better than 99% of the tenants in this town. Rent is ALWAYS paid on time, I take care of the property, and keep to myself. Yeah I have a room mate, and she doesn't deal with the landlord, I do.

Maybe its just because Im not the average pushover shitty college student who takes advantage of where they live and lets themselves get bowled over by the landlord. Id like a little respect from the landlord, afterall, they could end up someone who trashes everything because they don't care.

You're the only one who replied this way, everyone else seems to think my complaints are perfectly valid. Keep your judgments to yourself asshole.
 
Next time they want to show someone the house, have fun with it.
