Notification of Landlord showing residence?

I don't know about the legal matters of the landlord. I alway thought it was your domain and the landlord needed to allow some sort of notice. I had this thing happen to me years ago in college where the landlord would come inside when nobody was home and then complain about dirty dishes in the sink etc. There were a few of us living in the house and if I recall someones parents contacted him regarding it and he stopped it.

I would look into renters insurance also. Its pretty cheap and will cover you if you get robbed again.
 
Do what I did to a neighbor who came in the yard a few times. I greeted him with the 12 gauge one afternoon. He wasn't trying to steal anything he is just an idiot and was looking to see if I was outside so he could help me waste time. He started calling after that.
 
Now Im really starting to get pissed about this stuff. Dog starts going crazy in the backyard, and I glance out the window. I see someone on the other side of our fence, next door (house next to us is abandoned). I go out side to see whats up, and then they come around into my driveway, and basically unlock my side gate. I guess they are with the landlord, coming out to do some work on the yard. I've gotten no phone call about this, no vehicle is in my driveway, no knock on my door to ask permission to open the gate. WTF. If my dog would have gotten through that gate, Id have probably never seen her again.

Apparently the place has been leased though, so hopefully I won't hear from these people again. I don't think its that the landlord is intentionally trying to piss me off, I think its that both people that run the agency are not the sharpest tools in the shed.


The dog issue changes things dramatically... This landlord is taking a HUGE risk not informing you of people coming without notice then. I wouldn't assume anyone is with the landlord unless the landlord is with them. Nowadays, there are too many people running game trying to get access to stuff like abandoned properties, etc. By not contacting you in advance, they run the risk of your dog attacking them and because the dog is protecting it's property while being properly contained (in the fence), then the landlord may be liable for damages. That's most likely WHY you chose this location in the first place - a fenced in yard. If I were you, I would have a serious heart-to-heart talk with the landlord about this. He or she SHOULD care about this. In this market, having a renter who is paying on time each month is key. I don't think they would want to lose that unless your lease is coming up and they know you aren't renewing.
