'Pay when paid' terms are illegal in SC, just an FYI....
NC too!!!, we currently have a job 90K owed 90 days past from a MN GC. They are claiming paid when paid. Well they are getting a notice of lien waiver this coming week if we dont see a check. Contract is in NC you have to follow NC law.

All that said, it’s why I’m very selective who I work with. In Jody’s world - if push comes to shove he has the option (as I did in my former life) of negotiating with suppliers or not dragging them out a bit. When you have to make payroll every week ….the options are significantly less.
Slight derail, but may be good info for others.
We ain't afraid to lein a property and actually have a lein on a motel in SC due to non-payment. When we get the property owner and/or GC involved when a sub isn't paying, it usually gets us a joint check or a CC over the phone.
But...what we have run into is with industrial customers who use our material to manufacture vs being a construction project. There's no GC to tattle to, no developer or property owner.
Just a head's up to others doing contract work in a scenario like this: set up a legally binding payment contract and protect yourself. Litigation is costly and very time consuming.

What manufacturer and company did you use?
We went with Endeavor Homes out of Marion.
Been a great experience so far.
My in-laws neighbor used them and he let us look around and go in the crawl space and look at all that stuff. Everything I looked at looked pretty good.

Did you shop any others? We've been toying with the idea of dropping one on my FIL property in Sealevel. My wife likes the Deltec homes, I'm assuming because they're expensive.
 
we talked to a few other builders about on site stick built but they were all 230-250 sq foot. That was out of our budget. The fact we got to see one out in the field that wasn’t cherry picked for the display lot was also a plus too. We were also on a little bit of a time crunch. I’m happy with the build so far. Everything looks as good if not better than some new construction I’ve seen.
 
I've never understood why a modular home carries a stigma. I would think it would be built better. Inside on jigs and out of the elements.

Especially when all the trusses get crack while being unloaded and the Modular’s are put together with real fasteners and wood that hasn’t sat out in the rain
 
They are not the same.
I mean.. technically if you remove the axles from mawmaws double wide trailer, it's no longer Mow-bile....and, it was put together in mod-you-ulls 🤷🏿‍♂️
 
I think a lot of people don’t know that there is a difference between modular and mobile homes.
They are not the same.
This. And honestly the nicer mobile homes are not nearly as bad as the older ones.
