Renting/leasing a shop

Me and my dad share my shop. I blame everything on him. He blames everything on me. It's pretty straightforward with just 2 of us, because either I did it/broke it/lost it/made that mess/started that fire/etc or it was him. Introducing a third person completely changes the dynamic. Now it becomes a trust issue, which is fine until you don't believe them.
 
I mean if yall are that tight...it l;ikely isnt going to end over a squabble over a lost 10MM.

What will fawk it up is what fawks up most partnership.

One gets divorced and ex wants half of everything in the building.
Someone gets strung out and hocks your shit
Someone gets out of the scene, (reads gets pusswhipped and forgets about cars) and since they aint using the place they "forget" to pay.

Those are what woud worry me.

Everyone but me is already divorced, and have no interest on getting remarried.

None of us do drugs or drink much except on wheeling trips when we are all together.

Refer back to #1 lol and my girlfriend has realized I’m going to have projects no matter what, and grew up drag racing, and dirt track racing with her dad and uncle so she gets it.
She also cooks for us when we are working on something, even if it’s not at my house.
None of them want a wife because they say she is all they need because she keeps us all feed and then I get to deal with all the other stuff of a relationship it’s the best deal for them. Lol

But yes I get your point and hopefully in the next 3-5 years we will all have our own shops but until then we shouldn’t have a problem sharing a building.

A series llc would be a novel way to resolve that. That would be a fun op/ag to put together. Things like this though are usually resolved easiest with revolving lease agreements, to keep ownership with the individuals but move liability to the entity. And if you separate right of access from ownership of the liability (llc), you can prevent entry by an ex who did win ownership by the length of the access contract.
