shopspace in triad?

I am and have been looking for a shopspace for a while now. I live in kernersville and would of course like one close to home but it could be in greensboro, winston, high point, anywhere within a 30-45 min drive from K-ville. Needs to have an 8ft door and would prefer something along the lines of a minimum of 15x20. Anyone know of a place decently priced?
 
Are you looking for an actual "shop", or something like a storage facility where you can work?
 
It depends on what the size is, whether or not it has a 220, what size garage door and such. I would of course pay more for something real close but I'm open to options. Let me know what you and details and then how much. Thanks!
 
Sounds like we need to find a warehouse to share in Kville... (I may check on some warehouses a client uses here in Kvegas to see if they have openings / cost per year)
 
Hmmm, you guys end up with a big space in Clemmons, you might catch me dropping in for a project now and again too.
 
The place in Clemmons is currently $650/mo, but that's subject to change if tenantship changes. The dude is calling about the rent check on the 1st of the month, but he's pretty easy to get along with. It's like a 30x40, probably bigger. He used to park a cherry picker in one of the bays. One 10" and one 14" door. Big enough to justify a lift. I'd have to see if the current tenant is willing to move out and do something with about 17 Volvo's parked in the gravel around the place. I personally have 4 Bug bodies hidden up there! Needless to say, the lot is fairly large. Quiet neighborhood, no crime or theft problems to speak of. PM for more details if some of you are serious about this. And yes, there is 220. No AC or bathroom, though.

Well, just for the record, I'm just planning to drop by and chat drink beer and waste everybody's... don't really have anything to bring to the table other than that...
 
$4.50 per sf, 5000 sf all told so that comes out to $1875 per month.

1500 of that sq footage is office space, the other 3000 is "warehouse"

Which is about a 50x60 space... if you broke that into four "shops" of 25x30, that would mean $468.75 each and you would have "office space" left over.

If you get real creative, you try to rent out that 1500sf to a small biz that does not need whouse space... If you can rent it to them for the same $4.50 per sf then the warehouse part drops down to $1125 per month, / 4 = $281.25.

Now, utilities are prob on top of this along with prob taxes (called a triple net lease)....and utilities for a warehouse might could get high....so that is an "unknown" I would say $350-400 a mo for the warehouse gang is a reasonable estimate... for 750 sf each.

I don't know I am ready to do this... would be nice to do my jeep stuff there, but will have to be doing enough for it to "pay for itself" for it to make sense...and unless the office space is rented out, it makes the whouse part a bit too high...

But there are the numbers....

Yeah, I'm in the same boat. That is a little high. If we could somehow get the office area rented out then it would definately be reasonable. I am definately looking for somewhere asap.

Anyone else find any areas?
 
we should swap boats. ive got the garage, just dont have any reason to use it!!!!

i'd offer it up, but i dont think its what your looking for.

its a 2 bay detatched garage, power, oil change pit, work bench. its only got 110v but getting 220v is just a matter of calling duke power and having a meter installed.

drawback...6x6 doors. had to air down the 35"s to get my fullsize bronco in there.

neighbors and friends currently have it filled with crap they dont wanna keep at their houses! Wish i could afford to start a project!!
 
by the way...anyone happen to live on harper street in winston salem? i saw one of you guys had a built pathfinder in your signature, guy around the corner has a SAS'd pathfinder on large tires, never had a chance to get a close look but he pulls it with a greenish F250 and gooseneck with a rather unique "shop" built onto the front of the gooseneck. sound familiar?

Doesn't sound familar at all and I know most everyone in the nissan community. I'll have to check that out. Too bar the doors aren't 8ft or it sounds like an excellent oppurtunity.
 
This is the same problem I have w/ my garage right now. It's a basement deal and the joists are only a hair over 7' off the floor. I currently only have 32s and a few extra inches lift, and when the garage door is open and below the ceiling, there's only a few inches spare. I figure 34s are the absolute max before I'll have to start airing down to get in.

I'm not "in tune" with the NiceUn crowd, but am amazed I've never seen it! We have friends that live 1 block over and I'm in that hood regularly... :(

Also, just put out a couple feelers to some commercial contacts and will let you know the result.
 
yeah, i live over on Cliffdale almost directly behind this guy. The truck sits on the trailer in in the backyard. you can barely get a glimpse of it as you drive by. Ive seen it sitting on the road sometimes, thats how i noticed it to begin with. its about 3 or four houses before the "country club" on the opposite side of the road.
 
*May* have found some space in the edge of W-S/Lewisville that's sounds pretty good. Still awaiting the exact details to know if it's feasible...
