Most I've used are based on square footage and age. <1500=X price, 1500-2000=Y price, 2000-2500=Z price...etc etc. If it's older than 15 years or so, it's a flat rate extra charge. Most I've ever paid was $600...that was 30 year old house around 2500 sq/ft and included radon/termite testing.
